My wife and I spent a wonderful week at Ashdene House during the first week of our Scotland vacation. We enjoyed the hotel's quietness, the hosts' friendliness, excellent breakfasts, and location near Old Town Edinburgh. A major bus line 200 meters away allowed us to visit Cramond, Royal Mile, Roslyn Chapel, Holyrood, and Arthur's Seat. Many excellent restaurants are within walking distance (or 10 minutes by bus).

Ashdene House is fairly close to downtown; a cab ride from the train station took 10 minutes. Walking would probably be about 20 -25 minutes. Public bus stops are about a block or two away within easy walking distance, and the buses run very often.

Owner was very friendly and helpful. One morning when we had to leave early for a day tour, she offered to make us a full breakfast even though it was probably a lot earlier than the breakfasts for any of the other guests. The food is excellent and you have a choice of hot food like a full Scottish breakfast, veggie haggis or oatmeal, and/or cold foods like cereal, fruits, etc.

Bathroom was spotless and surprisingly big. Bed was comfortable and neighbourhood is very quiet. The house has great atmosphere.

We stayed at the Ashdene house for a week while attending a conference in Edinburgh. We had a simply superb experience. The property is perfectly clean and nicely decorated. It is easy to see that a lot of care and effort has been put into maintaining the property.

Breakfast was wonderful, in a bright, airy sunroom that overlooks a well maintained garden in the back yard.

The owners are very friendly and helpful and went out of their way to accommodate us. The only issue we encountered related to the wireless networking, and they worked very hard to make sure the issues were resolved.

My parents and I were so glad we choose Ashdene House. It was everything we could have hoped for and more. It was super clean, bright and airy. Breakfast was great, even for me and I'm a fussy vegetarian- fresh fruit salad, porridge, home-made breads - plenty choice!
The area is so quiet at night, it was really restful.
The Scottish people are so friendly.
I just loved Edinburgh.

I found the owners extremely cold and terribly unhospitable. When we arrived (having walked for about 3.5 miles from the city centre), we asked the owner if there was a quicker route from the centre of town as we seemed to have walked for ages. He went straight on the defensive and said it was definitely 3.5 miles and didn't tell us a quicker route. When walking down to the 'Residents Lounge' I was asked "Can I help you" in a very condescending tone. Food was good and the room was nice but I would definitely not recommend this place to anyone. Very disappointed splashing out £138.

My family has stayed twice at the Flat Apart, which is owned by the Ashdene House family but has the advantage (for some) of being separate and self-catered. From Day One it has felt like home to us. It is very comfortable, with superb beds, top-of-the-line fixtures and tasteful furnishings. There were no disappointments but only pleasant surprises, at the degree of planning and care that has gone into this fine accommodation. We would be thrilled to return. The owners are to be commended.

Loved it! Definitely worth paying a little extra to sleep in a room there again. I paid for a single room but got a double bed, complete with all the extras that you normally see in a hotel, including a chandelier! The bathroom was of a very high standard with luxury toilettries and power shower. Quiet location, amazing breakfast, very nice owner.

It's not walking distance to the Castle or Princes St though, but the buses are really efficient there. Another problem is, people know it's a nice B&B so there's never any vacant rooms when I'm in Edinburgh...
