I changed my hotel the night before to be in a more central location in Edinburgh and to use the gym facilities - managed to secure a very good rate (a real bonus). The hotel is about a 10 min walk from Waverley train station and is easy to find. On arrival, the service was quick and courteous. My room was located in the basement (room number 002 - ensure you do not have this room). Although the room was modern, nice and spacious with a very nice LG flat screen TV and had a nice shower room, during the night my sleep was disturbed by movement on the floor above and did not need the alarm call!
At breakfast the following morning, it was a pleasant surprise not to have to make my own toast and you could order a Scottish breakfast or have something lighter if you so wished. The restaurant staff were very helpful.
With reference to the gym, kindly note it is small with only two running machines and a cross trainer plus some weights. It is however, available 24 x 7 and when I used the running machine in the morning before breakfast, I was the only person in the gym.
Despite the issue with the room, I would recommend this hotel and look forward to returning both on business and with the family.

Room Tip: Avoid room 002 or a basement bedroom as you might suffer from noise from above.

My wife and I spent one night in this hotel during a short break in Edinburgh.
I will keep this review short. This is an excellent hotel. Our room was first class and the service from start to finish was excellent. The hotel is in a great location and is a short walk away from Princess Street. We will return...!

Room Tip: I am assuming that all of the roms will be great.

Great hotel with attention to detail that made my wedding guests very happy!! Nothing seemed to be too much trouble, even when we stayed in the bar until late and arrived late for breakfast, the friendly staff did everything they could to help. Dominic (the manager) and Daniel (Front of House) were great, and made us feel at home, making the wedding day less stressful!!! The only slight issue is the lack of nearby parking, but we were able to pull up outside where the staff helped us to take our belongings into the hotel - no reflection on the actual hotel at all. Thanks everybody, Sam & Drew

We stayed here for 1 night after going to see the Lion King in the nearby Playhouse.

The Hotel is clean, contemporary and staff are extremely welcoming. The rooms are spacious and nicely decorated, with a very comfy bed. The room has a TV, fridge with free soft drinks/water, safe, iron and all the necessary toiletries.

The inclusive breakfast was excellent and very filling, nice variety too.

The hotel is well placed if you are visiting the Playhouse and about a 10 min walk from Waverley Station.

Overall this a centrally located, clean, friendly hotel and I would definitely stay again when I'm next in the Capital.

Booked a 2night mini break Sunday -Tuesday in late October. Arrived at about 12.15pm but could not get into room, so bags were taken off us. On return to the hotel about. 6pm, our bags had already been taken to our room which was a nice touch.

Room was on the small side, but the lovely decor, big bed with lots of cushions, fab drench-style shower and complimentary mini bar made up for it. When you haven't booked and paid for breakfast like us; the crisps, biscuits, orange juice, bottled water and cans of diet coke/iron bru make a good makeshift mini-breakfast until you walk into the city.......which by the way is very close. You are only 10mins from George Street and 15mins walk maximum to the station.

We have already recommended friends to stay here, and would definitely go to this chain in other cities.

What a great choice of hotel to explore this beautiful city. The decor is super and the staff are very attentive. This hotel was recommended by a friend, I owe her a drink. It was a major factor in us having such a wonderful weekend. Highly recommend.

We stayed here for one night as part of a quick tour of Scotland. Centrally located, about 10 minutes walk to Waverley Station/Bridge (for the airport bus) plus the tram will run right past when it it is finally complete. We arrived early and the room wasn't ready (it was before check in time so this wasn't a problem) but were told we had been upgraded to a Junior Suite which was great. It was quite a trek through a maze of corridors though to get to and from it.

The room itself was impeccable, very clean, furnished to a high standard and well maintained and a good size. We also had a complementary mini bar (no alcohol!) with drinks and snacks which was great. The only downside was the bed, we found this very uncomfortable.

We had breakfast in the restaurant and that was a good quality. All in all we found this a good hotel with great staff.
