We arrived early and room wasn't ready but were directed to the bar where we could get lunch and the receptionist came through to make sure we were OK and then to let us know when the room was available. We were then shown to the relevant corridor. Excellent service!

We were given a Club room, which was a great size with large double and a single bed. Very comfortable and plenty of storage space and surfaces with power points.

There is no air conditioning - it is rarely required. We asked at reception whether we could get a fan and went back to the room. We'd only just closed the door when there was a knock and there was a member of staff with the fan! It almost beat us to the room!

The leisure club was superb. The changing rooms are huge and even have a TV! Ample lockers, communal and single showers, changing cubicles. Pool is good size, very hot jacuzzi, large steam room and sauna and plenty of seats and loungers. Very impressed!

Service in bar area was very good. We ate in the restaurant one night when it was very busy, but we were warned it might take up to 45 minutes. It actually took less than that, and we could see the chef in the kitchen area working all out. Again, excellent service, and good food. Our only very very minor comment was that it was exactly the same menu for room service, bar area, and restaurant - might have been nice to have a couple of specials just for the restaurant, but that is being really picky.

We took a walk to the beach, planning on eating somewhere. Don't bother! We walked for ages and only managed to find a chippy! We got a taxi back to the hotel and ate there. Might have had more luck if we'd headed for the harbour - try asking reception for recommendations.

There is ample parking, and buses to City run past the hotel. However, we made the 10 minute stroll to the railway station and caught a train to Waverley station. Trains run every half hour and it only cost a few pounds for a return ticket.

Not the cheapest hotel, but I think it was worth the bit extra for the facilities and service and ease of access and parking.

Overall, highly recommended.

Thank you for your comments. I am delighted that you enjoyed your stay with us. Our Options Bistro kitchen serves not just Options but, as you say, the adjacent BarZest and Room Service. Our Lauders Restaurant has an entirely different menu. Following comments, such as yours, we will be adding that menu to the room information folder to ensure that all our full range of food is obvious to all guests. Thank you for pointing this out

Enjoyed a great 3 night stay at the Best Western Kings Manor Hotel. The hotel is located outside the city centre with good parking and has a regular bus service just outside running into Princes St..Rooms were very comfortable and spacious, hotel was well presented throughout and we found all the staff to be helpful and friendly. It also has a very nice indoor pool, sauna and steam room. All in all, very good and at reasonable price.

I booked from the 6th-10 July b&b in one of the club'rooms for my husband & myself. on arrival we were met by a really nice receptionist with her friendly smile who showed us to our room which looked lovely & view from windows looked out to tennis courts the windows opened out quite a bit if you wanted them to which was great especially with heatwave we were having but because i don't like leaving windows open through the night i asked if we would to be able to get a fan which we got put in our room which was great. bus service to Musselburgh was just outside hotel 44 or a 44a & to go into Edinburgh was across road which was a 44 & you got a 44 on return journey. the 15min walk to Portobello beach which was nice. well we can't fault anything at this hotel as everything from breakfast which was choice of cereal's rolls etc which you helped yourself to & the buffet with cooked breakfast had great choices & cooked well & was fresh..you were asked by really nice waitresses / waiters if you wanted tea or coffee toast etc & when tea & coffee arrived it was in pots which was great.we tried the bistro on our 1st night for our evening meal & because service by staff & was with a smile & our meals were really good & at a reasonable price we also had our meal their the next night. swimming pool was of a good size which was great & spa was lovely i felt like a wee queen in it.We will be booking to go back as all staff were really nice whether it was receptionists or waiters waitresses or maid's they
would go out of their way to please you & everywhere in hotel was spotlessly clean.we even got a signed card from staff & lovely chocolates for our special anniversary which we both thought was a lovely touch .so a special thank you to all staff at best western kings manor hotel from 2 very happy guests in room 86.

Room Tip: book club'room as great power shower & lovely bedding & good sized room

We booked B&B in one of the Clubrooms. The room was large, bed was comfortable - but two singles pushed together. However, it had a soft mattress topper on it so you did not notice the join. TV was large and plenty of channels. All the usual coffee/tea etc. Bathroom was also large and modern. The shower was most excellent. There were no little bottles of shampoo / conditioner but a single large bottle of some sort of gel attached to shower wall. Plenty of soft towels changed daily as required. All in all a very nice and comfortable room. The only drawback was the temperature. No A/C! We stayed during a heatwave and the temperature was in the 30's. We asked reception for a fan but they had all been taken. They did however supply us with unlimited free ice. We ended up filling the sink with ice and cans of cider.
I really can't believe that a hotel of this size has no air conditioning. The windows did open wide and we managed to get a nice breeze blowing in.
The Spa was most excellent. Swimming pool, jacuzzi, steam and sauna were all as expected and most welcome after a hard days sightseeing. The Spa got a little busy in peak periods as it is used by locals as well as residents.
Breakfast was really superb - lots of choice and plenty of it. The coffee was also excellent.
We ate in the Bistro but not the restaurant. Bistro was very cosy, service was excellent and the food was decent but not too expensive.
The train station is just 10/15 mins walk away and there is an Asda superstore another 10 mins further on - best take the car if you want shopping.
The beach is about 20 mins walk away... but it's a bit of a hill so I would recommend taking the car and parking near the beach... there are plenty parking spaces.

Thank you for taking the time to review your recent stay , I am delighted that you enjoyed your stay. You comment on air condition is well understood in these current very unusual weather conditions. Edinburgh has an average summer high temperatures of 18C. Which means that even in the height of summer some of our overseas guests are looking for heating, not air conditioning! With recent temperatures being more than 10C above normal, air conditioning would be an advantage. However the cost of installation and maintenance of such a system is high and we prefer to invest in the decor, plumbing, and facilities of the building that can be a benefit to all guests 365 days a year rather than on one very expensive service that may be used on perhaps one or two days a year, if we are lucky!
Air conditioning is installed in all public areas of the hotel for the benefit of ventilation rather than cooling. We hope that the nations heat wave has dissipated before your next visit.

Friendly welcome and check in from Maureen, with all information required for a pleasant stay.On one of the hottest few days known in edinburgh(30 in the shade!) the pool and juccuzi facilities were most welcome! Choice of restaurants, we used the bistro, fabulous food at reasonable prices. Attentive friendly service from Iain, who,s local info pointed us in the direction of the local mile long beach. Exceptionally clean room( club room) with loads of space and all facilities needed.Fabulous breakfasts, all friendly staff, we definately reccommend this hotel, free parking as well!

Edinburgh is a premium price city, so staying at this hotel to the east of the city represents good value and it's just a short walk from Portobello for a pleasant walk along the promenade. The breakfast, included in the room cost, was excellent and served by pleasant staff. Clean throughout. En-suite recently refurbished, but the bedroom is rather jaded, spoiling an otherwise good stay.

Thank you for posting your comments regarding your stay. It is good to hear that you enjoyed your stay. With 95 Bedrooms it is a never ending process of upgrading and refurbishing. We refurbished 12 rooms in the spring and are currently finalising plans for another 22 rooms to be completely redecorated in early autumn. Hopefully you will find more up to date decor on your next visit.

Check in friendly and room clean and modern. View from window was poor but hey I not looking out. Last time I stayed could see the sea. Sat outside in the sun and had a few pints. nice and relaxing.
Food to room was good and tv was good size SONY on the wall.
bed hard but ok but pillows were hard. However I had a good nights sleep.
Check out speed. Easy to park and easy t find.

Thank you for your review of your stay. We have a range of pillows available from housekeeping , as it states in the room information folder. On your next visit you may want to ask for a more yielding pillow. Although from your comments the firmer pillows did not interfere with your sleep.
