We booked Elmview based on TripAdvisor ratings and were so happy with the B&B we are looking forward to our next visit. This was our first international trip (from the US), and Elmview was our first stay over 16 days in Scotland and England. Robin and Nici's warm hospitality, fantastic location, comfortable rooms, and scrumptious breakfasts spoiled us! It was by far our best stay over the trip.

The location is beautiful and convenient. We did not rent a car, instead relying on walking and public transport. It was a short 10-15 minute walk through a wonderful park to the city centre (to see the castle and Royal Mile). Just 1/2 block away, there are several tasty options for dining out. Our only issue was getting a table on several nights because the local theatre was in session in the evening.

Breakfasts were an event we looked forward to every day. For a relatively small establishment, Nici (who turned out to be a supurb cook) offers a great selection of options. Even in early October, they provided good quality fruit, better than we get at home!

The room was spacious and clean with everything we needed. Robin and Nici provide tea and biscuits and brandy. The bathroom was cozy and warm and the best on our trip, with every toiletry you'll ever need and big towels to wrap up in. The towel warmer was a great touch.

Edinburgh is so lovely, and Elmview was the icing on the cake. We can't say enough good things about it! Book your stay here and you won't be sorry.

We chose Elmbiew because it was highly rated on this site. Robin and Nici were gracious, helpful and kind hosts. We only had 2 nights to stay in Edinburgh and it was just fantastic. The room we stayed in was very spacious, clean and modern. Our room had a tea kettle, shortbread, fresh cream, and brandy.

The breakfast was out of this world. (I recommend the scrambled eggs and smoked salmon). It is right next to a park in a nice quiet location, and only a short walk to the Royal Mile.

We had a blast and were thrilled with everything. You won't be disappointed.

We chose Elmview because of previous recommendations in Trip Advisor and, as usual, we were glad we did. Elmview is everything a good B&B should be and we enjoyed a delightful stay there for a week. As would be expected for a B&B the establishment is run by its owners, Robin and Nici, who proved to be the perfect hosts. Located in a quiet one way street, about two miles from Waverley Station, it is a lovely old Victorian terrace house with entry via steps leading down from street level. It is beautifully appointed and very comfortable. Breakfast was a gourmets delight with our hosts always coming up with something special besides the traditional full Scottish breakfast. Transport into central Edinburgh was never a problem as we could walk if we wished or catch one of the frequent buses that run along Lothian Road. The bus stop is only minutes away. As an added bonus there is even a small golf course just across the street. More of a practice course that your traditional golf course it none the less gives you plenty of walking opportunities and I walked around the course most mornings. For evening meals there were quite a few good restaurants and pubs in the general area. There is only one minor draw back, being the lack of off street parking. This is a common problem shared by most B&B in the inner city though. We got around this by not hiring a car until we were ready to leave Edinburgh for our tour around Scotland. We couldn't recommend Elmview more highly, it was a memorable place to stay.

Without a doubt this would have to be the best B&B we have ever stayed in. The hosts (Nici & Robin) provided us with a great welcome and provided us with as much information as we needed to make our visit to Edinburgh fantastic (even down to recommending a small laundry service around the corner when clean clothes were becoming scarce - 24 hour service and very inexpensive - important on long trips). They have gone out of their way to anticipate what you may need and provided it for you. Even more extensive than in a hotel. The breakfast time was a highlight and with Robin as the host, it was always entertaining. The breakfast is varied and as much or as little as you would like. The best part though was the daily special. Always a surprise and a treat. Previous bad experiences have steered us away from B&B's in a big city but Elmview has restored our faith in what is possible. A great time and we will be back.

From the moment we (me, my husband and his parents) arrived and were welcomed with tea and cakes to the moment we reluctantly departed, we loved our stay at Elmview. The rooms are beautiful and spacious. Heated towel racks and toiletries in the bathrooms, free Wi-Fi, brandy, snacks, tea and milk in the hidden mini fridge, reading books, maps, guidebooks and Elmview's own guide to the area for restaurants and attractions scattered about the room. We stayed for only two nights and wished we could have spent our entire vacation here. Robin and Nici are wonderful, knowledgeable hosts, enthusiastic about their city. I got sick and spent most of our stay in the room, my only solace being my beautiful surroundings. My husband regaled me with a list of all the amazing homemade breakfast food I was missing - haggis, fresh fruit, juices, eggs benedict, blueberry pancakes. I did manage some of the fruit - strawberries and mangos with yogurt which was fresh, sweet and delicious. It's a bit of walk to the Royal Mile for those of us from car oriented communities like Los Angeles not to used to walking from place to place, but doable and the bus stop is very close by along with tasty restaurants. We don't know when we'll be back in Scotland, but when we are, we know we'll be staying at Elmview.
