A perfect hotel to experience the delights of Endiburgh. The staff were courteous and extremely helpful, whilst allowing space and freedom. The hotel was furnished / finished to a very high standard and the room was extremely clean. The bathroom was definately the best i have seen in any hotel. Look forward to returning next year.

Nice location, short walk to city centre.

You must enquire about a cooked breakfast the previous evening to ensure one the next morning. We were not told about this arrangement until the morning so had to source a cooked breakfast elsewhere. Also, Sunday mornings, you best get up early as the continental breakfast buffet is unavailable after 9.30am.

Rooms are clean, quite big. There are no lifts so if you are on the top floor, be prepared for a hike. The bathrooms are clean and towels plentiful but the showers are useless. No water pressure and constantly changes from scalding hot to freezing cold.

There is no fire escape exits or procedures which is a concern.

If you have enjoyed the vibrant Edinburgh nitelife be prepared for an early morning wake up call. We got a call from reception at 10.20am stating check out time is 10.30am!

This hotel is under new ownership and undergoing major rennovation of public spaces. We had to walk past come scaffolds to get to our room, but did get a discounted rate. The room we had was spacious, clean, and airy. Full breakfast was very good, but not exceptional. The location is great. Quiet pleasant neighborhood, but still walking distance to most Edinburgh sites of interest. I would stay here again.

Ray and Cristy will look after you at this B&B. The room was spacious and clean, internet booking was perfect and the owners were friendly and helpful.

Good location, non-smoking, clean, good value - we would recommend for anyone to stay here.
