This was our third visit, but my fourth, this year, so you can tell, hopefully, we love the place. Not only the place but the owners who 'run the place'. Lovely rooms, top quality breakfast, and everything you need from a beautiful B and B. Your glass of sherry and a short bread biscuit, in your room, is only the start of the experience. My previous review says it all. Bev back in November and we hopefully back to stay with Suzie and Leonard in December. We can't wait. Bev and Fraser.

We recently stayed at this small hotel in Edinburgh for one night. Check in with the Spanish manager was easy and the room was ready for us. The room was very small but was clean and comfortable. Unusually however, we had a room with the bathroom across the hall. Although we had a key for this bathroom which was solely ours, this is very unusual. I found the hotel far too warm though and we slept with the window open all night to keep it cool enough. Parking was one block away on the street but was easy to find although a little distant. The buses in Edinburgh however only take the exact change which we did not have an so ended driving down to Princes Street instead. Breakfast in the morning was superb. It was hot and of very good quality. The only problem I could therefore state was its distance from the town centre.

I've stayed a couple of nights in Barony House in Edinburgh , mid September.
The location is easy to find even without navigation.The house looks excellent and i've enjoyed a warm welcome from the house manager, Fernando.He gave us good hints about the city.
The room was large and with a lot of light, and silent during the night.
Perhaps the only shortcoming was on the TV treception, but it seemed to be an external issue with DVB.And when you came to visit a city why waste time with TV.
The breakfast is somehow order based, but everything was fresh and at the precise time.
The parking in front of the house may be reserved but there is no problem there is plenty of parking space free in the neighoborhood.
I would gladly come again and reccomend warmly to anyone.
The price was more than reasonable for the services offered.

Room Tip: Book an en-suite room.

We have just returned from a two night stay a this hotel, it is perfect, immaculate and very friendly, everything is catered for. Fernando and his female helper made us feel very welcome and he cooks the most delicious breakfast and the porridge is scrumptious. It is well situated for visiting the city and the bus stop is nearly outside and thanks to a piece of paper given to us by Fernando it gives bus times and even a description what to look for in the dark when you return on the bus. I would definitely recommend this hotel it's wonderful.

We stayed at the Barony House on the penultimate leg of our honeymoon around Scotland. We were greeted by our friendly host, Fernando. He was most helpul and showed us to our room which was on the ground floor, nicely decorated and very clean. It's also nicely located outside the main city and on local bus routes. We were staying for 2 nights so we parked the car up just around the corner and used the local buses to get into Edinburgh, this took around 15 mins and the stops are within a couple of hundred yards of the Barony. There was some very useful information in the rooms about what to see and where to go. The breakfast was excellent and the freshly cooked eggs to order were perfect. Overall a great place to stay and a great base for exploring the many different sights of this very diverse and entertaining City. Thank you for making the stay so pleasant and we would definitely recommend the Barony for anyone wishing to visit Edinburgh.

Lovely hosts. Everything is clean and orderly. Location is perfect. Although we are vegetarians, breakfast was wonderful. We were afraid of a typical Scottish meat-based breakfast, but found a wide selection of delicious food. The hosts provide excellent printed information in the rooms for transportation to and from the place and a useful list of restaurants within walking distance. My only disappointment was of the computer that is available. That says something. I would recommend it to any adult couples for excellent value.

I was in Edinburgh for work while the Festival was on which is certainly great timing but unfortunately accommodation was scarce and expensive. I had stayed for 5 days at another location before my work organised accommodation for 1 extra night at Barony House.

This is a very quaint little bed and breakfast which has everything to make you feel comfortable and taken care of. I cannot compliment the hosts enough for their tireless efforts and friendliness to accommodate their guests. The beds and sheets are very comfortable and with a late check out time of 11am, you can really take your time to enjoy the already well-reviewed breakfast (which totally deserves a separate tripadvisor review I must say!).
Location-wise, it's easy to get around Edinburgh on buses and there are many services (every 5 minutes or so) which stop just outside Barony House to take you directly into the city centre.
