This is a smart, obviously recently refurbished small hotel, about 18 rooms over 4 floors. No lift but great period features. Location couldn't be better - central but Royal Terrace is quiet. I was put in a very small room at first, but for only £5 more (£40B&B total) was moved to a much nicer double on the top floor. Free wifi. No dinner served but plenty of local choices. Service informal but excellent. Well recommended

I was happy to find that my single room had a powerful shower and plenty of pillows. Not a lot of spare space around the bed but that is only a minor complaint. Everything in the room looked clean and was in a good state of repair. Toilet location meant I had to sit semi-sideways which was a bit disconcerting but usable.

Free internet and a flat screen tv were handy.

Best bit is the location. For the price I was extremely pleased.

Very smart, clean hotel. Friendly, helpful and efficient staff. Good breakfast. Round the corner from the Playhouse and within easy walking distance of Princes Street. My room was very comfortable - tea / coffee making facilities (and they gave me a jug of fresh milk because I don't like UHT), hairdryer, folder with lots of useful advice. Lovely back garden and the front looks out onto a park. Very wide road with good parking - unusual for Edinburgh! Need to be fit if you're on the 3rd floor though.

Very cramped and uncomfortable. But staff was quick to correct any problems we had. We had last room available, so that was probably part of the problem. Nice staff.

This guesthouse was in a perfect location in the New Town, merely a 10 minute walk from Prince's Street. As we arrived on an early train and our room wasn't available until early afternoon (which we were told when booking), we were kindly allowed to leave our luggage there so we could stroll round Edinburgh without paying the extortionate prices for the left luggage facilities in the station. They also allowed us to do this when we checked out the following day.
We had an en suite room which had a very clean bathroom and powerful shower. Freeview TV and a nice view of the park opposite. Only slight criticism would be that the room walls are quite bare, maybe a picture or 2 would brighten the rooms up a bit.
Breakfast was delicious, well cooked and plentiful. The dining room is actually the reception area, but this didn't bother us in the slightest.
Staff were also very helpful with requests, my wife asked if she could have a fan in the room, which was provided promptly. They also gave excellent directions and recommendations for tourist attractions.
The guesthouse is also very close to a number of Italian restaurants. We particularly recommend "Mama Roma", which was just across the street from the bottom of Blenheim Place.
We'll be returning to Edinburgh in October, and Ailsa Craig will be on top of our list for a place to stay.

Looked after our needs very well; room very comfortable and clean; bikes store secure and kept until we needed them. Friendly efficient staff and the full breakfast must include the Porridge - it was fantastic. We will be back, though we won't wait another 35 years!

Room was downstairs, small and cramped. No chair in room. Internet didn't work in rooms. Bathroom was good and clean. 24 hour reception is a bonus. Nice, safe area. Lovely night staff. Bar on premises. Breakfast basic. Not enough allowance for individual needs.
