The location of this hotel is fantastic set in a quiet leafy street in Edinburgh. It is set back from all the main roads and has a distinctly country house feel to it! There is a garden outside which we sat in enjoying the last of the evening sunshine whilst drinking a large cold glass of wine.
Our room was actually fine - clean and the bed very comfy but it was an adjoining room and the people in the next room were very noisy until late at night so some serious sound proofing needs to be done.
Dinner in the hotel was lovely and I can thoroughly recommend it. We didn't really get to sample breakfast as although we had been told that breakfast was from 7am it appeared not to be and we just had a very basic breakfast of cereal and toast.
We were made very welcome by all the staff and I cannot fault their attentiveness but shall I return? Possibly once all the refurb is done and this tired old hotel is given some TLC.

The hotel looks great from outside and the entrance and downstairs is very nice too. The staff are friendly and serice is good- a special thanks to Dean on the Front Desk and Michael the F and B Manager. The breakfast was very good and at a reasonable price also. The bedrooms as other guests have said need some TLC. The house keeping and maintenance need a nudge to improve certain items/fittings. A downside was the dustbin wagon arriving at 0630 and making a loud noise as they emptied the bins,so dont get a room close to the arrivals area. I would stay again however as the parking is good and free which is a plus for Edinburgh.Murrayfield is in walking distance if you are a rugby fan. The wifi is terrible!

Thumbs up for location and staff. Thumbs down for room. The hotel is reasonably well located. Centre of town is 15 minutes away by bus. We paid 160£ per night without breakfast for a run down bathroom and a barely adequate room. The property is an old heritage house and while public areas have been refurbished to some extent, guest rooms are crying for attention. The kids enjoyed the garden.

This is a very good place to stay, very affordable, with superb decent caring staff, always willing to go the extra mile and genuinely interested in making guests feel welcome, and top-notch when dealing with any crisis. Yes, it's an old hotel, and needs updating in places, something which is being done, but they have the basics, the core of being a good hotel, right, and I hope they never lose that. It's located in a seriously nice part of Edinburgh, a short walk from the city, with a lot of amenities in its own right. Costrophine Hill is a short walk away, as well as the quiet little village of Costrophine, lots to explore and plenty of good safe walking. Rooms are comfortable, showers excellent, breakfasts very filling, and if you're lucky you can look out onto the Pentland Hills from your window. In parts of the surrounding area, you would think you were in open countryside, particularly in the nearby nature reserve.
I have been coming here for most of the times I visit Edinburgh, and have never regretted it. It's a place with plenty of character, and I would recommend it to those looking for decent, affordable accommodation with excellent staff.

Room Tip: Ask for a first or second floor room, with a view of the Pentland Hills if you can get it.

My girlfriend and I stayed here in November 2013 when we visited Edinburgh for her 30th birthday.
The stay was excellent. The restaurant & bar areas were welcoming and cosy. The food was great.
I called in advance to upgrade the room and have a bottle of champagne in the room on arrival this was done and some strawberries also provided too.
The helpfulness of the staff was fantastic they couldn't do enough to help.
The location was very good, a little out of the centre but only about £10 in a taxi so not too far but far enough to feel slightly secluded for a great getaway.
I would definitely recommend this hotel.

Stayed there for two nights, were originally showed to the disabled room, which was a small double aspect ground floor room which overlooked the entrance/car park. Only 1 window opened, only a couple of inches, there were no net curtains or blinds so curtains had to be shut for any privacy, the divan base had a large stain on it, the room could only be discribed as tatty.
After complaining, we were transfered to an alternate room. This had been partly refurbished - a really nice bathroom let down by a rotting window.
The location is excellent with good access to all tourist amenities, the staff were helpful and understanding. I would not recommend this hotel to anyone.

Fancied a weekend in Edinburgh for wedding anniversary. Was looking for something with more character than a holiday inn or travel lodge, but still close to the city. The website showed a night floodlit entrance with ivy walls etc. The hotel does have both of these and the ground floor promised exactly that. The staff from reception to waiting were fabulous and couldn't do enough for you. What lets the hotel down is the decor including rotting window frames, carpeting coming up and stained blinds and curtains. The room was otherwise reasonably clean.Unfortunately we also found ourselves one of the few guests that wasn't attending a somewhat rowdy wedding. So much so that we felt unable to sit in the lounge and retreated to our room. This wasn't the hotel's fault. Parking space was limited and our car was dinged presumably by someone's carelessness with a door. Again not the hotel's fault,but emptying the bar skips while patrons are sleeping is perhaps not the cleverest. Not quite as plush as i wanted, lovely staff working in a tired hotel. Plenty of promise, but needs a bit of TLC.
