In an amazing spot for the city center, couldn't ask for better, yet it's not noisy atall. 10 minute walk from princes street and the station. Very clean and new and modern. Great value and would stay again. Staff were friendly too. 5/5

We stayed here for going to the Rugby.

They had literally just finished upgrading and decorating our room for our stay.

They were not sure if they had a room for us as they were fully booked. They promised us a call back in the morning which they did and they had a freshly decorated room which was just done.

The room was small but perfect for what we needed - TV on the wall, nice bathroom and clean.

Excellent location aswell. Just be careful where you park outside as I got a £60 parking ticket.

After seeing on the website that the place had just been redone I was looking forward to our stay, but when we got there the service was not very friendly and there was a lot of foreign staff hanging around staring at me as I walked past which was very uncomfortable. The room lacked quite a few things but overall was clean and provided mainly what we needed. Parking wasn't too far away but on the street was unavailable due to the Ukrainian embassy being right next store. Was going to make a list of the things that would have made the room more comfortable but the pen for the comment cards didn't work.

Very good place to stay, friendly staff, good location, will be much better if the breakfast was included, anyway I certainly recomend it.They are rebuilding the hotel so some rooms are quiet old and another brand new.

Just had an enjoyable stay here, it's nothing fantastic but very friendly and functional at a decent price. 5/10 mins to Princes Street and North /South Bridge Street which are the main hubs but plenty of bars/restaurants/shops more locally if you don't want to go that far. My room was only single glazed so a tad draughty and noisier than with double glazing but was no big problem.

Room Tip: Don't have a room at the front on Windsor St if possible, get noise from passers by/traffic

We spent two nights at the Cairn in March 2014. We just paid for the basic room, which was £53 per night. The room was tiny - and clearly didn't used to have an ensuite. This has massively reduced the space. The lights on the wall showed that the bed used to be the other way round, and so there was a light literally next to your face (and super bright) and also plug sockets behind the pillow. The beautiful almost floor-to-ceiling window had curtains that didn't meet, and didn't block any light, so by 7am the room was bright as day. Not bad for us as we wanted to be up early but not great if you had hoped for a lay in. Also definitely not good in summer months when you'd be woken by 5am! The decor was dated, and needed a refresh. But generally the room was clean, and pleasant enough. Tea and coffee facilities were provided and some lovely shortbread too. The refurbished (or brand new, perhaps) ensuite was lovely - black and white towels, a powerful shower and thoughtful toiletries - a razor, shower gel, shampoo, even a shoe buffer. The bed was comfortable with a hood quality duvet and soft pillows. The restaurant / bar area is lovely and a good selection of drinks are on offer. The rest of the hotel looks tired, with duct tape on the stairs and a wobbly staircase and lots of scuff marks on the walls. We didn't take advantage of the breakfast. This hotel is a great location, with a lovely complex of restaurants and bars just around the corner (Omni) and St James shopping centre, and only a 10/15 minute walk to Waverley station and The Royal Mile. Overall, this hotel is tired and with some refurbishment could be awesome. The staff were very helpful and friendly, and the whole area was welcoming. It would be 5 stars with some love and attention and better layout of the rooms.

We stayed at the Cairn Hotel for one night first impressions were the hotel needs a bit of TLC I couldn't complain about the price £45.for a double room , the staff are very friendly and efficient at their jobs,just little things let the hotel down like the staircase handrail being loose and the stair carpet having holes in it although they were covered up with duct tape the room was clean but small and we were unable to open the window (old sash type) as it was either broken or had been screwed shut so the room got a little bit stuffy ,we did opt for the hotel continental breakfast which was ok but nothing special the location was fairly good as we were going to the playhouse and it is only a five minute walk away and very handy for a lot of bars and restaurants,also it is only a ten minute walk to Waverley Station and Princes Street
