My partner and i came here for the night, its about a 8 minute walk from the hotel to Princess Street with a steep incline (people with walking difficulties this is a definate no go!) when arriving at the hotel we were advised there was no luggage room, we got there at 11 and were told we would have to come back at 2 to check in! which was a pain going back and forth, they kept our bags in the reception area at our own risk! when checking in the girls working on reception were polish and did not speak very good english, when checking into the room we were right down in the basement, our view was of a wall and the room was very basic and not the cleanest, next door to our room the were refurbishing a room and the noise was unbearable, until late at night and start 8am on the sunday. i go to edinburgh regularly this is the first and last time i will stay at this hotel.

This hotel was pretty average. Large rooms and pretty clean. The location was far from the Royal Mile and Princes Street, we were able to walk it but families or the elderly might want to stay closer. The staff was very friendly.

Having read previous reviews, I was very apprehensive about my stay. I went with a friend and we are both pensioner ladies, trying to make our pensions stretch!

It is very well situated, and is just a couple of minutes walk from several bus stops, with numerous buses into the City.

Our twin room was clean, and though it was a bit small, we had no intention of using the room, other than as a base.

The bathroom looked brand new, and was spotless. The reception staff, and we saw several, were all very helpful, and nothing was too much trouble.

The breakfast was hot and well cooked, and promptly served. If I was paying the prices that The Balmoral Hotel charged, I could understand some of the comments on this site, but for £15 each a night, including breakfast, it was excellent value.

just returned from fab weekend in Edinburgh, that is except hotel. This Hotel does not merit a two star hotel. Room 204. The bedroom was tiny, a double bed shoved against a wall with approx. three feet to get into bed and four feet at end of bed. The bins has not been emptied on arrival and the room was not cleaned on day two. The reason they said was we did not leave the key, which was untrue as we left hotel at 10.30 in morning and retiurned at 3.30 and collected our key at reception, The carpet in the bedroom was filthy and stained, there was no hot water the first night we arrived. The bed was lumpy however the sheets were pristine white as was the bath towels. We booked room only which was a blessing as I would not have eaten inn such a run down hotel, Bathroom was shoddy ~ crack right accross the handbaisn with dust and dirt in corners and grouting missing in bottom of shower. Door didnt close on shower a bit fell off. It was not possible to open the window. We chose this hotel as it was cheap but it certainly was not cheerful. We will be back but to a different hotel.

Myself and my boyfriend stayed here overnight in september as we were seeing a show at the playhouse. Cant fault the location 5 minute walk from the theatre.
Only a 10 minute walk from princes street and all the main shops.
Parking wise was a bit of a nightmare, directly outside the hotel its permit holders only and we couldnt find a space and when we did we had to feed the meter.
The room was basic but clean and the beds comfortable.
Breakfast was lovely.
Will definetly stay here again if seeing a show!
