Why do some reviewers write phrases like "this is definitely not 5 star" when they are reviewing a 2 star hotel? So unfair and plain stupid. The Cairn is a very good 2 star in a great location and great value. It has a spacious lobby/ lounge area with a small bar. There is a good TV there with Sky etc. The rooms have flat screen TVs with good reception on multiple channels. One reviewer says that no WIFI password is available. Nonsense! An easy password is available from the reception and works perfectly throughout both parts of the hotel and the basement restaurant and is free. So many hotels charge crazy amounts for this service. There are no lifts here, so if you can't manage stairs, ask for a ground floor room or don't stay. The rooms are what you'd expect from a conversion job on an old Georgian terrace. High ceilings, varied sizes, some huge, some tiny. From what I saw in both parts of the hotel, all areas have been recently painted and all is clean by any reasonable definition of the word. Keys are not electronic, one per room, leave at desk when out. Tea, coffee and shortbread in the room as you'd expect in Scotland. The annexe on the opposite side of the quiet street is the same standard but without a lounge area. You must cross the street for breakfast. As the hotel contains some very large rooms with 3, 4 and 5 beds in some, it's good for cheap sharing. Groups also use this hotel so that can mean noise on occasion but that can be said about anywhere. The restaurant can be underused at night but is very good, especially if you want to arrange a group meal or celebration. Run by Erikson in a friendly manner. Some reviews complained about slow heating. Mine went from stone cold to too hot to touch in 3 minutes. Not bad!
Take this place for what it is and not the 5 star you'd like it to be and you won't be unhappy!

i stayed 2 nights in a single room in the cairn hotel.
the room was perfectly fine, clean with a shower, and toiletries,towels
supplied.
tea and coffee and shortcake too!
a flat screen tv at the end of the bed.
The staff on the front desk were friendly at all times.
the hotel is about 15 mins walk right in to the city centre,
and has bars and shops just mins away.
I only paid £46.00 for two nights over Christmas.
i would definitely recommend this to those looking for clean affordable accommodation.

Room Tip: the hotel does not have a lift, so those who cant climb stairs, just request a ground floor room.

What a great find this hotel is, OK it is a little tired,but it is not 4 star, the rooms I have stayed in are warm and comfortable with en suite with tea & coffee making facilities. It has a good central location, by foot it is 2 minutes from The Playhouse Theatre and the Vue cinema complex and 5 minutes from Princes street.

I've stayed here twice now - most recently a fortnight ago. It is very central, very clean and (I've always found it) very warm (important in the winter in Edinburgh)! If you are the kind of person who wants 5-star luxury, then find another hotel. It is what it is - a central, good value hotel to be used as a base for exploring the city. I visit family regularly in Scotland and, now that I have discovered it, I'll be staying there every time. I've not had the breakfast, but there are plenty of places to eat on Leith Walk (2 mins away). Deffo recommend it!! Excellent value.

Room Tip: I always stay in a single room - Romo 310 at the front is very nice!

My wife and myself stayed at this hotel last weekend for two nights. Friendly hotel and convienient for exploring Edinburgh. Room and bathroom clean which i would expect as we have used this hotel on many occasions. The hotel is room only but we paid extra for full
scottish breakfast in the classic restuarant downstairs, we also had an excellent two course evening meal.

Me and my mum stayed three nights in this hotel as our family Christmas gathering! It was a cheap central hotel that took hours of research online through late rooms etc and I found this hotel with the right price and location! For what we paid it could of been a lot worse but I was overall surprised how this hotel ended up! We stayed in 305 twin room, nice bathroom and warm with heating on throughout, never cold! Bedroom was simple but has modern tv and great coffee facility with fresh Scottish shortbread everyday.. Ontop of that the room was turned down everyday and fresh towels etc... For under £30 a night! ? I come from a fourstar hotel background and wasn't bothered about the halfing of standard I'm use to maintaining ! I'd come back and wouldn't be overly put off by previous feedback! Reviews off this site shows the 1% unhappy customers not the other 99% that don't bother writing the good stuff! Thanks again cairn hotel! Merry Christmas.

The hotel is cheap for central Edinburgh, convenient for city centre amenities and the staff were pleasant, but our room was really dingy, with stains on the ceilings and walls, the shower didn't work (there was a bath) and neither did the TV. Not a major problem for a one night stay but a basic issue that should be left off the hotel checklist if it isn't in working order. There was no password available for the wifi so I don't know if this worked. The bed was quite uncomfortable and our room was quite near a corridor that meant the walls shook any time anyone opened or closed the door. Overall it felt like fairly ropey student digs you wouldn't even pay £58 a week for. I think this hotel are trading on their convenient location, and giving decent rooms second priority.
