We cancelled our reservation with this hotel more than one month before our scheduled stay. Received a confirmation e-mail saying that they received our cancellation. Upon checking our bank records this hotel charged us for 3 nights stay and we never entered their premises. When we spoke to them on the phone they said they would "sort it out". No refund has taken place. Beware.

Stay at this place at your peril. Alarms bells should start to ring when payment is demand upfront. Under no circumstances would I advise that you part with your cash to stay in what is a health hazzard. The reception, breakfast/dining room was filthy, as were the bedrooms and the bathrooms. There was a hole in the ceilling of room 8 and the shower delivered a trickle of water, not that you would want to use the shower or any other part of the bathroom. I checked out after ten minutes. I wouldn't let a dog eat/sleep in this place.

DONT STAY IN THIS HOTEL.
The hotel is rundown both inside and out. Unfortunately we didnt have time to find an alternative and friends had booked the room, so we had to stay.
Our room was in a side annex, which I have the feeling was occupied by benefits claiments, who are moved elsewhere when guests arrive.
Our room smelt disgusting, was old and dirty in everyway, and in the bathroom bin there were used tampons and earbuds - seriously. Also - dont look under the bed or you will find more treats.
The hotel is an embarrassment to Edinburgh, and Im shocked that places like this are allowed to stay in business.

Very cheap and not too good hotel with worst breakfast ever! the owner not too polite, but only nice thing is good hotel location, indeed. Stay just in case, if you’re looking for budget hotel (hot hostel) . cheers!
