we had a one night stay in above hotel with a hotel room viewing the castle and Sunrise over the old buildings of Edinburgh.

Good scottisch breakfast with eggs,toast cereal juices mushrooms etc. the whole lot!!

Room Tip: ask for the rom with a view over Princess street The double bed is enormous!! and the views spectacu...

Arrived at the Waverley at about 12 noon expecting to leave luggage and return but no both rooms available, quick efficient check in. Rooms fabulous double and twin both with views of Princes Street, The monument, The Castle and a wonderful Christmas market.
Shopping in Edinburgh fantastic and the hotel is perfectly located to allow returning with packages without to much effort.Beds comfortable, bathroom large and very clean in both rooms.
Teenage daughters loved having their own space if only across the corridor from parents. Would not do this in a London hotel.
Breakfast was great with a wonderful bit of people watching from the window.
Perfect wil be returning soon.

Room Tip: Room numbers 311(double) and 315 (large twin), take earplugs if light sleeper it is a city after all...

second time ive stayed here in the space of a year. Hotel is lovely great location BUT........ hotel took a pre authorization of the price of the room on my card( put a hold on my money). they then put a hold of 25 pound on my card (dont know why) and then on leaving the debited the amount for the room again rather than take the pre authorized money. rang the hotel i got told. " oh im sorry my colleague must of done this wrong. it will take up to ten days to drop back in and then was hung up on... i rang back this morning after ringing the bank with the banks fax number and the details he needed to put on fax .. and i got " thank you. i cant do this now you will have to wait till a manager is available and thats 3pm . i then told him its not good enough and i will be making an official complaint and he said " ok thank you " and hung up... DISGRACE ... its a shame as its a nice hotel swell

This hotel location in princes street is really ideal for me as I came from London by train to Edinburgh Waverley station. Just across the street from the station. My room was bigger than what I thought for booking a single room. I think I got upgraded to double internal room (thank you for this surprised). The room is quite spacious, clean, with big bathroom. The minus thing was the room still smell of painting or something like that. Maybe this was a new/after renovation? No view from the window because it was only accessory glass with lamp on it that can switch on or off. Not a problem for me as I only sleep and didnt spend much time in the room. Got good price for this room actually. Breakfast was average. More fruits, please. Definitely will stay again.

Room Tip: The internal room was quite. Good for sleep.

Stayed here with my Mum on a Christmas shopping trip to Edinburgh. We had a lovely cosy room facing on to Princes Street. The staff are very pleasant and the hotel's location means you can access it easily from Edinburgh Waverley Station as well as reach all the shops. We had dinner in the restaurant 'Cranstons' which was excellent and you can get good value for money if you prebook your dinner at time of online reservation.
Hope to stay here again in the future!

Overall good after reading a few reviews on here was a tad aprehensive booking but did so and glad I did great location right in the centre and overlooking the winter fair,made a pleasent change from holiday/premier inns and for the price we paid amazing value
Only minor niggles were breakfast the the room it was in seemed to be in semi darkness lights were there just not on perhaps for a intimate dinner it would be ok but strange for breakfast.
And as for noise yes you do hear some but you are on the main road in a city can't understand why people complain its a bit like going to london and complaining oxford street was busy
For location and value I think it was a fantastic find and will return

My daughter and I stayed here after moving from an appalling Guesthouse. The staff here were great and made us very welcome. Our room was comfortable and clean and we enjoyed the breakfast. We would stay again.
