We stayed during the Fringe Festival so paid the higher prices. One room was spacious and noisy at the front - tram development still ongoing, understand nobody can adjust that. Other room at the back was tiny for two, but with great views. Staff were pleasant. Place is clean. The WiFi wasn't working on both days and staff did try to fix this by turning it on and off. As there's no breakfast try out the Elderberry Cafe nearly opposite on way to the bus station - fantastic.We were able to use the tiny carpark at the back, an added bonus.My personal tip would be to re-hang the lovely long heavy curtains on appropriate tracks/poles so they don't sag and droop.
