Queens guest house is in such a brilliant location its 5 minutes from princess street! Gorgeous rooms and spotlessly clean! Very well furnished with modern features and a warm atmosphere. Gary the owner was great and served a fantastic breakfast :-), we all had a lovely time! I would totally recommend it! Will defo be returning.

The location was great but the quality of service was extremely poor.
On arrival we were told by Gary the owner that he'd double booked which made us have to change rooms twice. They weren't very helpful and were quite rude a points.
The final straw came on the Sunday morning WHEN WE FOUND A RAT IN OUR BEDROOM!!! And didn't even get any money reimbursed!

The best guest house full stop , had a great time and we were looked after well by Gary the Manager , Right next to princess street and the train station !!! Cant wait to go back .

We stayed at the Queens Guest House for one night with family to celebrate my sister's birthday. We received a very warm welcome from the owner Gary from the moment we arrived. The hotel was decorated in a contemporary style and to a high standard. Our room was spacious, spotless and contained everything we needed. I woud recommend the Scottish breakfast as this was excellent! The hotel was ideally situated to visit Edinburgh's attractions, nightlife and just a short walk from the railway station. Thanks to Gary and staff for a great stay!

Best time ever, Fabulous food, service and a very warm welcome.
If I could have stayed longer I would.
Rooms were elegant, spacious and spotlessly clean.
Showers were to die for.
Great attention to detail, with very personal service.
In all a superb Guest House that I cannot fault.
I would recommend this to anyone going to Edinburgh

I stayed at the Queens Guest House in October for 10 days and was very very pleased with my stay The room is elegantly decorated and is ensuite. The whole guest house is refurbished and beautifully done. Gary the manager works hard to keep up a high standard and cooks a great breakfast as well. I felt very well taken care of and can't wait to go back. I highly reccommend Queens Guest House for location, professionalism, and high standards. Also very reasonably priced.

I stayed here for one night on busines. It was a very lucky find. The guest house is within a couple of minutes walk of Princess Street. The manager /owner seemed to be running the place as a bit of a one man band but nevertheless was doing a fine job and was exceptionally courteous and helpful. This is really a very fine guest house, beautifully refurbished. My room was spacious, airy and finished to an exceptionally high standard, complete with large ensuite, all really quite faultless, I had an extremely comfortable night , I was able to ventilate the room with the magnificant original sash window and there was absolutley no noise from outside; this is a very peaceful street given its central location.

Breakfast was pretty good with efficient, friendly, service. The only slightly off putting feature was that the breakfast room presently doubles up as the office and I would prefer to have relaxed and enjoyed breakfast without the proprietor attending to his business two feet away from my table, it was a bit of an intrusion. Oh, also paying meant standing in front of the remaining guests in a completely non-private environment, which was awkward and detracted from what was otherwise a first class experience.

This was an absolute bargain- £50 for a luxury double room guest house B&B in the heart of Edinburgh. No hesitation in recommending.
