“Good value”

We stayed here for two nights and were delighted with our room. A bit concerned when you looked out the window on to a building site, but as the workmen did not start until 8.30a.m. it did not concern us at all. Breakfast was plentiful and freshly cooked. Staff are friendly and helpful.
Would stay again.

Room Tip: If you wish to sleep later than 8.30 a.m. tell reception you don't want a room facing Calton Hil...

Stayed here with my partner for his birthday.
Paid for a junior suite and were upgraded to a 1 bedroom deluxe apartment on the 7th floor.
We asked for a room with a view.. We got 3 windows with great views.
We really did have a lovely stay in this spacious, luxurious apartment.
Think the bed was 2 singles pushed together which was the only downfall.
The staff were very helpful whenever their advice was sought.
We only ate breakfast. The cooked breakfast was ok, nothing spectacular.
All I will say, is that for the price you pay you really do get quality unlike paying the same to stay in a run down travel lodge.
We would definitely return..

My wife and I had booked to stay in an Executive Suite for one night. A late change in childcare arrangements resulted in us taking our one year old daughter. The staff had no problem accommodating this unexpected arrival and, in fact, we were delighted to be informed that we had been upgraded to a one bedroom apartment free of charge.

The room was gorgeous, the kitchen and bathroom were fantastic and well equipped and the location was great for easy access to the Royal Mile and the Christmas Market on Princes Street.

A really enjoyable stay, thank you.

We stayed at the Fraser Suites for two nights and it is definitely somewhere we would return to.
We were in the Courrant Suite and the suite was fantastic, verry roomy and comfortable!
Clean,spacious,very good decor!
Bed was very comfy and the kitchen area was Great. Big TVs in each area and a great view.
Very central and the staff were lovely and polite -a real pleasure to stay here. we will be back soon !!

Room Tip: Pick a suite for the best value.

I had my worries about the accomodation as always. But seriously i can recommend this place to anyone. It ticks every box, have no fear!. Mum and i stayed in room 412. It was perfect, big picture windows with views, very soft, comfortable beds, very cosy. Fridge in the kitchenette was so usefull. There is a convenience shop near by , you would need a large carton of milk as the hotel only have tiny little pots in the fridge, no good for milky coffees or cereals in the morning. Just as people are repeatedly saying the location is incredible. Everything is in walking distance, you do not need any transport or taxis. Highly recommend a tour bus, you may have noticed them just outside Waverley Train station. 5 mins walk down some steps and you are there. The tours are so informative, they really give you a good idea of what Edinburgh is all about. We will always return here 10/10.

Had a fantastic stay at Fraser suites staff were excellent very helpful. Rooms very well equipped and spacious could not fault the place. Located just off the royal mile easy access to all attractions. Would recommend and definitely stay again

I'm repeating previous reviews with this, but the location is really superb! On a side street of the Royal Mile, really really central! It's really convenient that you can have a little break before dinner and freshen yourself up before going up to the cozy pubs in the neighbourhood. The train/busstation is only 5 minutes away. We had a classic room and found it really spacious and it had a real nice feel! Our view wasn't all that, but in the evening you have the curtains closed anyway. Bathroom also really nice! I agree that some minor things could use a little touch up, for example a good cleaning of the carpet, but it's not a strange thing that these get dirty because it has a real light colour, so that's just nitpicking. We had breakfast included and we enjoyed it. Staff really friendly to. We had an early checkin and could leave our bag in a storage room. Reccomendations for eating: Beehive Inn on Grassmarket, Whiski Bar on Royal Mile. Further get a busticket for the Edinburgh bustour; hop on and off were you like and hear information about Edinburgh. With the grandticket you can use all three bustours for 48 hours! Really worth the money, especially when it's rainy ;-). Conclusion: a fantastic stay at Fraser Suites and Edinburgh!!
