the decor is tatty the attention to detail in cleanliness is lacking the breakfast setup is shambolick (45min wait to get a cooked breakfast!!) and the included continental breakfast was PERMANENTLY empty our shower didnt work

on great bus routes and great places to eat nearby

on the plus side though the staff are lovely and friendly and we did get a surprise bottle of champagne for our wedding anniversary which was a nice touch

i visit Edinburgh quite freqently to visit family and usually have to leave my dog at home this time i found the Robert Burns and this will now be my regular. the room (7) was excellent really big and more like a liviing room so was very comfortable. Bathroom was newly refurbished so was great (no carpets like an earlier review) the staff were so helpful. no standing waiting at doors but i did arrive during the day. Its not a big hotel not a large chain so I wouldn't expect a reception desk manned 24 hours. Portobello is lovely little town has lots of quirky little shops some good bars that serve good food and some nice little restaurants. I had a great weekend and will be back

Sadly This will NOT be the good review i had planned.

The hotel has little staff.

the manager had to be phoned to get in the door the bar was open for very short period with limited stock and the food?? what food the kitchen closed due to lack of trade apparently! i think it was due to the manager lack of staff to which not surprisingly during my stay I saw 3 members of ex staff all in looking for wages! and each in my opinion fobbed off with the same excuse "were really quiet at the moment so i cant pay you just yet but i'll get it sorted" which was a shocking situation on arrival there were several bags of linen sitting in the restaurant either waiting to be collected or put away, no one on reception, and no care from the manager. no wonder it was quiet! DEAD would have been more exact!

The hotel i was expecting was a nice family run boutiqe what i got was a run down hotel where no-one cared enough to give it the attention it deserved

A VERY BIG DISAPOINTMENT

Room Tip: if you want a good room go somewhere else

decided to stay here due to the inexpensive price and it included a hot breakfast. once we got there we had to wait at the door while we called the owner on his phone to open it for us. even though we had booked a room with a double and one single with a baby cot he gave us our choice of rooms and showed us 3 rooms that were completely different from eachother so it was nice to be able to pick :) we decided on one that had a sea view and was on the top in the corner and during our 3 night stay we heard not a peep from anyone else! The day we arrived was boxing day (so almost no one works....) which meant that the chef for the place had gone home and dinner was not available through the hotel which we were dissapointed about since we'd already oggled the menu online! It's really close to the city center of portobello (which was nice because we then needed to scavange for a place to eat) finally settling on pizza hut (how unsatisfying...). the next morning there was confusion over the hot breakfast so wen ended up just having the continental that everyone gets anyways until we could sort it out with the owner whose daughter was getting married on the 28th (so he was too busy). we never got to talk to him again but DID get it sorted out only to have a mediochre breakfast. flat square sausage, flat square hashbrowns, slice of potato cake, beans, tomato and egg. the bus line stops right outside the hotel so the next morning all we had to do was just walk out the front door! since we had a late lunch, the hotel restraunt was closed, again, before we were ready to eat (only open from 6 to 8) so we went and got kebabs from down the road and ate it in the hotel bar area which is cozy. the beds were super comfy and they delivered and set up a baby cot. it was SUPER windy when we were there and since the place is 300 years old, it wasnt well insulated so teh small bathroom was super cold! it was newly redone so all the rooms are en-suite which is a nice IDEA but when half a mm of a knob turn makes the difference between freezing and boiling, showers are a daunting task.

Stayed at this hotel with 2 friends for the Edinburgh Street Party for Hogmanay and it was brilliant! The staff were friendly, welcoming and very helpful. On a taxi tarrif 4(expensive) it only cost £15 to get from Princes street to the hotel after the party and the bus was only 70p from the doorstep to the centre which was amazing! Highly recommended!!

A lovely hotel walking distance to Portobello seaside resort. The owner and his staff were the friendliest I've ever encountered in Edinburgh. They took great care with us and our dog, as they are dog lovers themselves. You can catch the bus right outside the hotel, which takes you to St. Andrew Square in about 20-25 minutes. The restaurant offered a delicious meal in a very romantic setting with opera music in playing in the background. Would highly recommend for a relaxed weekend getaway to Edinburgh.
