“Good value for money and perfect for families”

Just back from a couple of days in Edinburgh with our 2 children (aged 7 and 5). We chose these apartments as they were a similar price to some 'budget' hotels and offered far more space. Also free parking on site, which would have cost approx. £15 per day had we stayed in a city centre hotel.
We arrived about an hour early and the friendly man on reception advised that our apartment wasn't quite ready yet. Hung about until 2pm and were then given the keys to apartment 20 in block 7. It was a very nice apartment, with views over the Firth of Forth. Housekeeping had obviously just finished cleaning as the floors had been mopped and were still a bit wet (nice to see that they had been cleaned as I'm sure many places don't bother!). The apartment had a spacious master bedroom with a huge bed (2 singles joined together), good storage and an en suite shower. The other bedroom was also made up as a double but was a good bit smaller. The open plan living room/kitchen/diner was a decent size and had everything we needed for a few days away, although don't think I would want to rely on the kitchen facilities for cooking any meals. We bought a few things from the nearby Asda (10 minute walk) and had breakfast in the apartment each day before heading out. It was ideal for this. The furnishings/kitchen equipment are ok, although a bit 'cheap and flimsy' so probably won't wear well. But then what can you expect when you pay £82.50 per night? The apartment was clean, spacious, warm (wall-heaters that we had to switch off as too warm) and within reasonable distance of the city centre attractions. We took the number 10 bus into town a couple of times and it cost about £4.40 single for all 4 of us and took about 20 mins. The only negatives were that the wifi signal not great, which wasn't ideal as my husband wanted to access work emails and they took ages to download. Also, we were only given 3 bath towels and, despite asking reception twice for another towel, we never got one. My husband made do with a couple of hand towels instead. All said, we enjoyed our stay and would definitely consider returning to these apartments.

Firstly,and to be fair we had a nice clean spacious 2 bedroom apartment which suited our family very well. You should be aware that there is nothing much around the apartments and that you will be spending quite a while on the bus into the city centre. Leith (like many port areas) has changed out of all recognition since I last visited 20 odd years ago.

....and now for a big however! I booked through Expedia, and initially searched for 2 bedrooms in hotels and apartments in Edinburgh. Hot-el apartments popped up, and it looked just the job with mostly good reviews. I booked it a few days before departure - but made a silly mistake - my search for 2 bedrooms translated into 2 x 2 bedroom apartments in the Expedia system. No problem I thought as I had chosen to pay the apartments upon my arrival. I immediately phoned the apartments to let them know it was just one flat required and cancelled one of the bookings via expedia. I also checked with the reception staff upon arrival that all was OK. Consequently I was dismayed to see my account had been deducted with two debits - one for our stay and one for the cancelled apartment. We could have stayed in a fancy city centre hotel for that money and avoided the long bus journeys up Leith walk.

Despite numerous emails and phone conversations with the apartment reception, they refuse to refund the cost of the mis-booked apartment. They have been difficult to contact, and it has been impossible to actually speak to anyone with the authority to make a refund. I would urge you to look elsewhere, where the management may be more understanding.

This was my second stay here and it was just as good as the first. I had a 2 bedroom, one ensuite, apartment which was clean and well equipped with a floor area which would dwarf any but the largest hotel suite, quick check in and out too.

This was our third stay at Edinburgh Waterfront. We love the location and facilities. Previously we've stayed with family and had a 3 bedroom apartment but this time it was just us and our little boy so we booked one bed and were pleasantly surprised to get a 2 bed apartment. Great! However the apartment wasn't as clean as we've experienced previously - floors had been mopped judging by some of the watermarks, but crumbs on floor and a wee brown splodge in the bathroom (yuck!). Rubber Bath mat needs replaced, looks filthy and has def served it's time. Kitchen clean though. Carpets a bit marked in master bedroom and whole apartment needed a lick of paint. Great amount of space though - fantastic for a family trip away.

Probably the most disappointing thing was the bed quality - the mattresses desperately need replaced in the master bedroom. Really saggy and hard.

On balance we would probably stay again, but not as impressed as we were on the last two occasions.

Room Tip: Not block 7 apartment 4!!

I was pleasantly surprised with the size of the apartment. Large master bedroom with en-suite, good size twin room (both with large wardrobes), large bathroom, and bright and spacious living room and kitchen. I stayed at an off-peak time and the apartment was cheaper than the nearby hotel rooms! Quiet at night with lovely sea views. Definitely preferable to a hotel room for a longer stay (3 nights +)

Staff were friendly, apartment was very clean and beautifully decorated. Such a bargain. Loved the idea of underground parking. Worth every penny. Overall had a great time staying here and will be recommending to friends and family. Will be back for sure!

Lovely 2 bedroom, 1 ensuite plus large bathroom. Open plan lounge/kitchen well fitted out. Great views. Clean and comfortable and great value for money. Would recommend contacting Hot el Apartments direct to book marginally cheaper than through on line agents.
