We spent one night at this B&B as a wedding present, some days after our wedding in Scotland, before flying off to our honeymoon, and we have almost only positive things to say about it!
The house is quite walkable from the center (given that you don't mind walking) 20 minutes or so from the middle of Princes Street. It sits just across from a big open field, so there are no houses blocking the fantastic view of the city center - keep an eye out for the castle during evening, when it is lit up!
The B&B itself is completely spotless, everything is very fresh and clean. The interior is a bit sparse, in a very tasteful way. We stayed in the first room on the ground floor, with a big spacious bed and a beautiful view of the gardens (where we chanced to catch the resident fox in the morning!).
We did find the bedroom a little cold at night, which was partly due to the Scottish summer (one of the worst in a long time), and the AC, which we didn't bother to fiddle around with when we came home in the evening, after a day of walking around. In fact, we only noticed how cold it got after a few hours of sleep, but it was remedied by adjusting the AC correspondingly.
One of the nicest surprises for us, coming from mainland Europe, was the fact that the bathroom comes complete with a strong (!) shower - not the weak electrical sorts you so often find in Britain, and a sink with only one faucet with hot and cold mixed - imagine that! The bathroom was not en-suite, but this did not bother us, as there was only one other room on that floor, which we think was unoccupied.
Breakfast was great, traditional English-style cooked to our specification (vegetarian). The owner was an Italian woman who was very friendly and talkative without being at all overbearing. The guestbook there is full of absolutely rave comments from guests promising to come back the next time they are in town! And so would we!
