I am a Holiday Inn Priority Club member so am reasonably accustomed to staying in these hotels, however this one was indeed a pleasant surprise. Slightly less bland and faceless than many, the location was central and the staff were extremely helpful, offering a first class personal service.
Sadly no wifi in the bedroom - why not? - but the room was extremely clean, so top points for that. I would recommend this hotel for its location and friendliness alone. Breakfast room was on the noisy side, I would have preferred a less hectic start to the day however overall pretty good experience.

We stayed at this hotel mainly due to the positive ratings here on Tripadvisor, in addition to the excellent location.

The hotel is very new - It was opened approx 5 months ago.

The entire hotel was spotless - No dirt to be seen anywhere. This is due to a combination of it being a new hotel, and being very well kept.

The reception staff were extremely friendly, and went out of their way to make our stay as pleasurable as possible. Nothing was too much trouble, and they were always very welcoming.

The hotel felt very safe and secure - It wasn't possible for anyone to get past the reception area unless they were a guest. You needed to use your room key to operate the lift, or to go up the stairs.

The room was also spotless, and had everything you could need.

Free wired internet access was available in the room - Just remember to take a cable, or one can be purchased from reception for £3.50.

The room had air conditioning, which was quiet and functioned very well.

The room had a flat screen LCD TV, which gave you the basic channels in addition to childrens TV, Sky News, and Sky Sports News. You could also check your bill on the TV, as well as accessing information regarding the hotels facilities.

We will certainly be staying at this hotel again next time we visit Edinburgh, and would recommend it to others.

It is what I would classify as a business hotel - Primarily aimed at the business traveller.

I've just came back from Edinburgh from a long weekend and I stayed in the Express by Holiday Inn Edinburgh Royal Mile. I couldn't be more pleased with my stay. This hotel is very new, it only opened in March this year, and it has only 70 rooms.

The location is perfect. Only 2 blocks from the Royal Mile. Everything is there. The Edinburgh Castle, restaurants, pubs, shops, clubs. If you are coming by train, the hotel is only 15 minutes walk, and the directions on the website were perfect, we found the hotel very easily. Also if you are flying, there's a bus stop 5 minutes from the hotel, and there is a bus that goes straigh to the airport in about an hour (bus number 35).

We had a double room, which was lovely, with great space. The room was extremelly clean and well designed. The front office staff were brilliant and they were very helpful.

Breakfast was inclusive in the rate and it was very good. Lots of choices and everything was fresh and tasty.

I stayed at this property for just one night on business.

If you're not familiar with Edinburgh, don't be fooled with the name 'Royal Mile'. Whilst the hotel is only a few minutes walk from this tourist mecca, it is actually located in the former grounds of a Catholic church on the nearby (and rather grubby / seedy in my opinion) 'Cowgate'. Nonetheless the location is only about 10 minutes walk from Waverley station and Princes St, and Holyrood Palace is walkable too. A 36 bus runs close by for those trying to dodge the climb up towards the Royal Mile and Edinburgh's unpredictable weather.

The hotel is very compact - especially the public areas which can get a little cramped at peak time. Rooms are bright modern and fitted to the usual (new-style) Express design, with comfy beds, a flat screen TV with a fair selection of channels, hospitality tray and good shower room.. The air-con / air cooling system was a little touchy and made some peculiar noises which were only silenced by switching off the unit completely. No wi-fi in the bedrooms - only in the public area. If you want to surf from the comfort of your bedroom you'll need a network cable - you can buy one from the lobby for £3.50 if you need to,

The breakfast buffet was pretty good with a wide variety of cereals, breads, fruits etc. Staff were pleasant and happily arranged to hold luggage for me during the following day.

I'd stay again but only if I couldn't get a better price elsewhere - the accomodation is comparable with that which you'd get at a Premier Inn and they have two central Edinburgh locations which are usually much cheaper than the £99 I paid here. If you shop around you'll find other well located and better appointed hotels in the centre of the city for less than this, too.

With regards to the price we do try to keep our rates competitive. If you were to add the cost of breakfast onto the rate of one of our competitor hotels the price charged by our hotel would be in line.

This new Holiday Inn is situated on the Cowgate just below the Royal Mile. It is ideally suited for visitors and/or business persons visiting Edinburgh for a short time. It is a Holiday Inn Express so you know what you will and will not get. Within it's type it is superb. The staff were very friendly and knowledgable. There are many places to eat and drink within a short walking distance. Many of the major tourist sites are 5-10 minutes walk away.

Breakfast is a self service buffet style - as I said it is a HI Express. Car Parking is a paid NCP just across the road (and down hill slightly) but you get a discount (another NCP the other side of the High Street is double the cost).

Rooms are very clean and quite spacious. You might even get a pleasant view from one of the street end rooms.
