This is a brand-new hotel. Everything is new and works well. It is next door to the Armoury museum, which still has construction going on. The canal path is just a few hundred yards away.

Nice new HI Express. Clean with good service and a reasonable breakfast. Location is very convenient for the Armouries and about 10 minutes walk from the centre. The only snag is the need to park in the adjacent multi storey and pay £5.

Stayed at this hotel last week.
Pros:
The room was very clean and modern.
The hotel staffs were very courteous and helpful especially the young Chinese lady in reception. We were looking for a hotel in Liverpool after our stay in this hotel. She was very helpful. She called to the hotels and booked us a room and printed us a driving direction to Liverpool.
Breakfast was fantastic.
Cons:
We had an evening meal in the restaurant, however, the food was a bit overprice compare with the food quality. We had ordered a medium-rare steak, it turned out as a medium-well done steak.
Still many building sites nearly by.

“CURRENTLY SITUATED ON A BUILDING SITE”

The hotel is built next to the development of Clarence Dock, Leeds. The development is still in progress and therefore there is alot of building work occuring right next to the hotel. The builders start work at 7 and can continue until 9 at night and this is Monday to Saturday - no building work on Sundays ONLY!!!!
There is alot of noise and dirt around the hotel.

I would leave a visit to this hotel until the work finishes in 2007.

Yes its new so it all looks clean etc. but if you cant sleep because of the noise it doesnt really fill the brief of a hotel!!!!!!!
