Location of this hotel was excellent (I was visiting the university and it is literally across the road), with free parking (always a bonus for city centre hotels)! I stayed in a twin room which was basic and quite small, but adequate for my needs for the stay. Our room didn't have ensuite facilities but the toilet and shower was next door (and just for our use), so this wasn't a particularly big problem. The water didn't go down the sink or shower though (well it did, eventually), which was a problem, especially in the shower as it was very close to overflowing. The bathroom overall was clean enough but the shower could have done with a thorough clean and maybe an update. The room was adequately clean - not sparkling - but it wasn't dirty. The hotel is such a lovely building that I think has much more potential, with an update to the rooms and a good clean I think this hotel would be so much better. Price was reasonable for a city centre hotel with parking (£45 a night for a twin room). Breakfast is very expensive though and I wouldn't recommend. £5 for a selection or cereal, toast, croissants and english breakfast (which isn't really an english breakfast at all because they don't serve meat). So basically I paid £5 for scrambled egg and beans on toast and safe to say after day one of breakfast I chose to go elsewhere for the remainder of my stay. Overall - you get what you pay for. If you are expecting an excellent hotel then pay more and go elsewhere, if you're happy on a budget then the hotel is ok.

Stayed in a family room as there were no single rooms available, which had a comfortable bed and a reasonable amount of space. As I was attending an event at the university, the location was fantastic. However, the shower could have been much cleaner, as there was mould and an unpleasant smell. I would also have expected a better breakfast for an additional £5; there was a very limited selection and products like bread, juice, fruit etc weren't of an especially good quality.

We stayed here after seeing Miranda hart at the Leeds arena. The hotel is smack bang in the middle of the uni district. Its about a 10-15 minute walk to the arena via a straight road round. We paid £50 for a double room, room only. The room was very basic & needs updating. The walks are very thin & we were kept awake half the night by a bunch of girls next door making A LOT of noise all night long. There is parking for cars outside the hotel & its down a little lane so overflow cars can park there. It is hard to find as it isn't clear from the main road that the hotel is down there. This hotel is ok for 1 night stays, good arena location without paying a fortune

If you like DIRT DUST SEWAGE SMELL And FILTHY bathroom then this hotel is for you. We could not stay here and chose the long drive home instead. Don't be fooled by the nice photos on their site. The only nice bit is the reception. That's where it ends. The water would not go down in sink or shower, plug in shower totally clogged with previous peoples hair. Shower head was orange with muck. Dust and cobwebs everywhere, dirty windows. Trying to get a refund now. Totally disappointed on my birthday weekend

The hotel is good for the money. The staff is very friendly. The room we stayed in was very large, which was great considering we had our two dogs. That they allow dogs is also another great bonus. The rooms are not very up-to-date, and could probably use a little tlc in terms of being a bit cleaner, but nothing is dirty, and it has everything that you would expect in a hotel - coffee, tea, soap, shampoo, hair dryer, etc. The location was great for us, since it was across from the University, but it is also very close to the city center, which is about a 10 minute walk away. Overall, I would recommend it to anyone visiting Leeds who wants a cheap place to stay that is close to the city center. However, I would recommend they get better signage - we were able to find it using our gps, but if we did not have the gps, I don't know if we would ever have found it!

The Kingston Hotel in Leeds is perfectly located in relation to the University of Leeds and would be great for a visit or any business in this area. The problem is, it's almost impossible to find! The hot water on tap is murky and the tap spits at you! Shower is electric and his easy to use but it's hard to get a decent temperature that doesn't burn you. Breakfast was limited, there did not seem to be meat on the cooked breakfast although I did not eat one. A selection of cereals is available as well as tea, coffee and juice. It's really good value with our room for 1 night costing £45. And 1 or maybe 2 nights is the max you'll want to stay as it lacks many features a popular hotel chain would have. WIFI access is limited to one floor for an iPhone but a laptop should be able to pick it up.

Booked a two night (mid-week) stay recently. Requested a ground floor twin as Mother not mobile. Turned up and was showed down a flight of stairs (clearly not a ground floor room) mistake corrected. The rooms were spacious and had the usual, tea/coffee making, TV, Hair dryer, two towels (rather thin but clean). The room was tidy but not the cleanest it could be, nothing ghastly but it looked as if it had just had a quick flick round rather than a good deep clean.
The staff were very polite and cheerful and the hotel was very close to the centre, took me about 10 minutes to walk into the city. The hotel is directly opposite the university and has its own parking.
