“Great b and b, highly recommended”

We stayed in warwick to visit warwick castle and needed somewhere that was going to be clean and not break the bank, I did lots of research using tripadvisor about this and other b and b's in the area and this one came back as the best and we weren't disappointed. Paul and Holly were both very welcoming, Paul gave us advice on the local area and even highlighted places to eat on a map he gave us, breakfast was fabulous both days, cooked one day by Holly and one day by Paul and they tasted the same, very yummy indeed and not too much food that you want to fall back to sleep. The room was clean and nicely decorated, the shower was spotless, keep up the good work Holly, it really shows. There was a microwave and fridge, which meant we were able to have a microwave meal in our room from the tesco which is just around the corner, there was a breakfast bar with one chair to sit at. There was a tv on the wall with remote which we really appreciated after a long day exploring. The bed was comfy and the room was quiet during the night, passing cars didn't wake us even though we were in the front room. I would recommend this to anyone visiting warwick, there are loads of different places to eat locally, including indian, chinese, whetherspoons, chip shop, pizza express (I think), tesco, morrisons, mcdonalds. You don't need to drive to find food, the town centre is only a short walk away. There is parking for 3 cars out the front of the b & b and across the road there is also a parking bay that can be used, if you can't get parked in either of these there is a street nearby with streetlights and very nice looking houses with expensive cars. There were no teenagers hanging around or trouble that we could see anywhere in this area so we felt safe leaving the car overnight around the corner.

Decided to stay in Warwick on a spur of the moment on way to Derbyshire. Booked this place through the tourist information centre and was a brilliant choice. Only about 15 - 20 mins walk to town centre, (lots of pubs on way) and Paul was very friendly and helpful. Ensuite double room was lovely and clean and the bed was exceptionally comfy. Had tea and coffee, a mini fridge, fan and heater just in case. Breakfast was good and the only bad side of it was that we only stayed for 1 night. Would definitely recommend staying here and would definitely stay here again.

I stayed here over night with my friend having visited Warwick Castle for the day. We are in our early 20s and found it a great night. The rooms are simple but very comfortable, everything we needed really. A bed, ensuite, dressing table, telly and a microwave and fridge which was a bonus!
Paul the owner was very welcoming giving us a few calls in advance to help us with arrival and then being a great host when we arrived. We could ask anything. He seemed really loyal to his guests asking us gently if we wouldn't mind being a little quiet if we entered late at night due to some children having arrived from Australia on an early morning flight. We were only to happy to oblige! We had a key to the front door and our room and were directed to a lovely pub just up the road.

The nights sleep was very comfortable and meeting Holly in the breakfast room was great in the morning. She was very welcoming and great to chat to!
We will certainly return when we next go to the area

Room Tip: We had the front room looking out to the road and pub opposite and we had no disturbances

Have stayed at the Westham on a couple of occasions when passing through Warwick. The first time by chance, the second through choice! The guest house provides very neat tidy and comfortable accommodation and is close to all the attractions of Warwick. It is however the hospitality shown by the host and owner Paul that caused us to revisit the guest house. He has a good knowledge of the local area and is always ready with some chat, even first thing, at breakfast, which is worth getting up for. All in all great value for money and always welcoming - we'll be back.

This was an average place to stay, a solid three. Myself, my wife, and our 3-year old daughter went on a two week holiday to the United Kingdom, staying in eleven different places. This was middle of the road. However, Paul, the owner, put it over the top into the "very good" range.

I'll start off by saying that I felt this was more of a hotel type than a bed and breakfast, but then again, it's billed as a "guest house", not a true B&B. It's a row house on a major street that has been converted into a guest house (as several in the area have). That being said, we stayed in the family room with two beds. The room was small, but for the short period of time we were there (2-nights), it was good.

The bathroom was small, but it did have a bathtub/shower, which was nice to give our little one a bath after some hot days. The bathroom was clean. There was also a chair and a small wicker closet, in addition to coffee/tea service en suite.

If you don't mind a walk, there are SEVERAL restaurants within a half mile. Ask Paul, he can give you some recommendations, but I'd start at the Roebuck (see separate review, but here's a hint: it was really good!). In addition to two good recommendations for dinner, Paul also provided us with 2-for-1 entrance tickets to Warwick Castle! (Which, is a little less than a mile walk, but quite easy.)

For kiddos, there is also a nice playground in town. (Not "close" to the property, but if you're walking to dinner, per se.) We walked to dinner, then walked back through the park, stopping for a bit at the playground. Paul provided us a map and we had a great time!

Breakfast was also quite good!

Overall, I wouldn't stay here for a long business trip, as I'd feel cramped in the tight room, but for a night or two while sight-seeing in the area or just passing through, it was a blessing! I'd recommend it!

Would highly recommend this b/b to anyone. Bill and I have stopped here a few times, would not stop any where else when we visit Warwick. Paul,the owner and Holly his helper are most helpful and caring, nothing is to much trouble for them. The rooms are very large ,clean, tea, coffee milk ect in your room, Paul even put a fan and a mini fridge in our room as the weather was so hot. Breakfast is one of the best I have ever had. It is only about twenty minutes in to town center or a bus just out side will take you Lemmington Spa, or if you wish to go any where they will be more then to tell you where and how to get there . So I would recommend 100 per cent this b/b enjoy your stay. Thank you once again Paul and Holly for making our stay so perfect yet again, hope to see you both again in a couple of months. Spent one night here in a double en-suite room, the room itself was very large with lots of space to relax. The room was well equiped with plenty of storage, a very comfy bed and a decent flat screen tv with freeview. The breakfast was lovely, nice quality ingredients used. The location was great with parking out of the front of the B&B and only a short 10-15min walk into Warwick centre. Finally the staff were very pleasant, giving advice on the area and where to eat as well as offering us a 2 for 1 voucher for Warwick castle.
