“Great place to stay close to Warrick Castle”

Myself, my husband and 15 year old son stayed for 1 night b&b. We would have happily stayed another night and would definitely recommend staying here. The family room was spacious with a double and two single beds. Sofa and large T.V with Sky TV. En-suite shower room. Everything was clean and fresh. Only a 10 minute walk to Warrick Castle (the reason we stayed in Warrick). Plenty of choice for food with lots of take-aways, restaurants and pubs within a 5 or 10 minute walk.

Me and my husband was very impressed with this B&B. We stayed for one night, but opted out of the added breakfast option. We stayed in the double room downstairs, which looked like it had been newly decorated. Easy parking outside, large flat screen TV with sky channels, comfortable bed, free wi-fi, towels and felt very homely. I would not hesitate recommending this B&B to anyone, and is great value for money.

Stayed in this B&B in March for one night. Hotel was in the process of being decorated, but the room we stayed in was already done. Large room, Sky TV, small bathroom, with shower and toilet which unfortuntly didn't drain properly so there was a stale water smell. Bedroom overlooked the road and houses opposite, could have done with some kind of covering on the windows as it was either be looked at or close the drapes. Didn't have breakfast as we had to leave at 7.30 - before breakfast was on - but only paid for the room rather than B&B.

Three of us decided to spend a night in Warwick, advised to go to this B&B. The owner was very helpful and has a guy who works there with him, who was very chatty and helpful. Breakfast was lovely and served with a smile. Parking was easy as the house has parking space. Three of us shared one room up in the attic, the place was warm and cosywith a huge television. I strongly recommend this B&B, (and advise that Craig the owner replies to his reviews (LOL). Good luck Craig your doing a fab job xxxxxx

I was very impressed with this b&b. it had all I needed for a one night stay on my own, easy parking, friendly reception, tv, en suite, free wi-fi, comfortable bed, nice towels, v friendly pub for evening meal (as a woman away on business alone I always hate eating alone but the Roebuck made me feel v comfortable). Breakfast was beautifully cooked and well presented. I wish I had had leisure to linger over toast and coffee but was on a tight schedule. Terrific value for money. Will come again if in the area.

Room Tip: I was in 5. Small but warm and adequate. Well designed.

We stayed at the Austin guest house for one night in october. We were shown to our room by a very nice helpful man who was happy to advise on places to go. As we were only staying for one night we chose the cheapest room at £40 per night, the room was small but for one night was fine, there was lots of storage that we could use and there were tea and coffee making facilities. There was an ensuite with shower, toilet and some complimentry toiletries. There were also fresh towels. All bedding was clean, comfortable and well presented but the matress was very very hard. The room was well decorated, spotless and tidy. The only disadvantages of our room were that the ensuite was very close to the bed because the room is so small and the door did not shut properly. also that the matress was too hard and there is very little parking.
Breakfast was excellent, in fact the best cooked breakfast ive had out.
All in all i think we had a good deal for the money we paid and enjoyed our stay.

Room Tip: If you are staying more than one night it's best to chose one of the bigger rooms.

I don't believe you can do much better, especially for the price. Good breakfast, good sized clean room, convenient to supermarket and pub, walking distance to Warrick attractions and a friendly host, James.

Parking is limited, but side street across the way is well lit, safe and always had space. There is one room on the ground floor, 4 on the first and the family room on the second (converted attic). I had the family room all to myself for 6 nights and it was great. 1 queen, 2 singles and a couch. A big screen TV with satellite channels. The bathroom was small but functional. As plumbing can be challenging in England, I was glad to have the instant hot water heater in the modern shower. No shortage of hot water! The Lord Nelson pub across the street was a welcome port in the evenings and the locals made me feel welcome.

I was visiting my Godmother nearby and this worked very well. I wouldn't hesitate to stay again with or without the family. I booked through Bookings.com and had no problem, but James told me he was adding direct booking from his website.
