My wife & I stay at B&B's around the UK very regularly - Arran House Stud Fram is up there with the best. Why? Well I can only endorse what the previous reviews have highlighted.
We only stayed for one night, we will stay longer next time. The purpose of our visit was to see the group 'Simple Minds' perform at Newmarket racecourse, which was preceded by an evening horse race meeting. We are not horse racing fans (only our second ever trip to a racecourse), but we would definitely go again, as it is a beautiful location with good facilities and a very relaxed atmosphere, quintessentially English!
The racecourse is only a quick 10 minute drive away and very easy to find from Arran House. We found it most appropriate to be staying at this lovely stud farm given the location of our event. We were booked into Room 1 which is not on suite, but has it's own exclusive bathroom next door (including a roll-top bath), with very comfortable facilities, very cosy, lovely decor, tea making facilities, views across a field with horses, etc...faultless.
Our hosts, Fran & Walter, couldn't be more helpful - if you add the array of horses, farm chickens, 3 dogs, it really is a relaxing venue. The breakfast is brilliant. There's loads of parking - yes it's near to the main road, but this didn't bother us.
Go there and enjoy!! :)

Room Tip: All rooms are great, Room 1 is not en-suite but has it's own adjoing facilities.

We stayed at Arran House last night as we were going to Newmarket Races, what a fantastic place this is to base yourself from, particularly if you like racing and horses. Firstly a warm, knowledgable and friendly host in Fran with a dry direct sense of humour, beautiful rural setting, loads of hens, ducks, horses and lovely foals, rooms were spotless as were bathrooms(we booked a non-ensuite), then the finale this morning was the best cooked breakfast I have eaten in many years and I stay in hotels 2or3 nights a week on business, the quality of the food was evident, free range eggs from Frans hens and local award winning sausages-superb to start your day off. The accomodation is just as you see it on the site, open plan living room and kitchen, very well and tastefully decorated bedrooms, the main ensuite bedroom is superb and all a good size. Couldn't fault this place and will go back for a couple of nights next time. Thanks and I would recommend to anyone (just remember you're on a working stud farm). Practical note : that a taxi from Arran House to Racecourse was approx only £13, into Newmarket was £8 so good location. There is an indoor pool at Arran House, we didn't use it but looked clean and had showers etc. it was busy on Saturday when we arrived.

Room Tip: Book early and get the main ensuite room, however all are very good quality.

This is a great little B&B that we can't rate highly enough. The room we stayed in was very spacious, with an en suite shower/toilet which over looked the stable yard, cleanliness was top rated. The owners had added those little thoughful touches such as tea, coffee and biscuits,magazines, free wifi, TV etc, The breakfast was also excellent with a good choice. Fran and Walter were very friendly so were the dogs, we were invited to watch the Grand national with them in their sitting room and were allowed to walk around their Stud farm to see the mares and foals.
We only stayed one night (06/04/13) but we can still rate this as the best B&B we have stayed in for that homely feeling.

Stayed for 2 nights while on a racing trip - great house & grounds - excellent value for money. Taxi to Newmarket is not a problem so location is fine. Room was nice with a soft warm bed - my wife hasn't slept so well in weeks as she did here!! Breakfast really does set you up for the day. Didn't try the pool but did walk round the stables and patted the horses.
Ideal location for the Races and will hopefully be back again next year for another meeting.
Newmarket Racecourse is also highly recommended.

Room Tip: We were in room 4 which has an en-suite.

Stayed in room 4 with the ensuite. Large bedroom, lovely breakfast. Owners were really helpful and friendly. Swimming pool was lovely and warm. Our bathroom overlooked the stables. We watched birds on the bird feeders and chickens out of our bedroom window. Ducks came to the patio doors in the kitchen to eat breakfast. They have two lovely dogs who don't bother you at all. We went with friends, one who is allergic to dogs but she was fine, and as a stud farm, they have horses in the fields. There is some noise from the main road but it isn't a problem. We would definately stay here again if in the area.

I have to agree with Lewis. Stay was fantastic and Fran and Walter were very friendly, even when I struggled to find my room after a few too many at the racecourse!

The breakfast was first class and the sausages were the best i have ever tasted!

I would recommend it to anybody.

Thanks for a great 3 days, hopefully back next year!

Having just returned from a three night stay (July 12,13,14) I was very impressed with this delightful B&B. Fran & Walter are wonderful hosts who instantly make any guest feel welcome. The cooked breakfasts are excellent and the quality of ingredients first rate. The room was a good size, clean, comfortable and had a wonderful view of the stables. Fran and Walter really make you feel at home and their friendly nature helped to make the stay an enjoyable one. Given some of the other options in the Newmarket area Arran House also represents excellent value for money.

I would have no hesitation in recommending this venue and am already looking forward to a return in 2013.
