“Over priced.........”

I booked this very last minute in desparation due to a shortage of accommodation in Bath. I paid £145 for a double room which was quite small and very basic with lots of IKEA fixtures and fittings. There were no basin/bath plugs in the bathroom, the shower sprayed all over the place and the bath screen was not adequate or well fitted and the floor was soaked in no time. The Beds were uncomfortable, the pillows were cheap foam, the breakfast was the most basic continental I have ever had. When told on arrival that there was a charge of £7.25 if paying by credit/debit card I offered a cheque and was told that I could only pay by cheque if it had already been cleared!!! Not possible if only booked 2 days in advance. I had to go to the cashpoint and pay cash to avoid exhorbitant commission charges. There was also a long list of house rules about what you cannot do, which made us feel like we were staying in a concentration camp and not a bed & breakfast. On a positive note the place was incredibly clean. Will not be staying at the Roban again

“Great Weekend”

A group of us (6) visited Bath for the weekend and stayed at the other property in Carlton Gardens. The house was convieniently located a few minutes walk from the centre of town and very close to the train station. The house was the right side of town to easily access all the attractions inc the Abbey, Roman Baths, the spa and Bath Rugby Ground. The rooms were clean and comfortable, all with TV's. The Kitchen had plenty of utensils but no use of the cooker. A microwave and toaster was provided though. All bedrooms and the upstairs living room all had stunning views over the city. Maria and Rob were very helpful, kept in regular contact, answered our questions and provided us with plenty of tourist information. A perfect place to stay for a large group of friends. Reccomended.

This accommodation really suited us fine. The rooms were very clean and in addition the guest house is in a very convenient location, very close to the train station and a few minutes walk from the center of Bath. The landlords were great and extremely helpful, they made us feel right at home. In addition the view from the sitting room was absolutely breathtaking, as you could see all of the picturesque Bath city under you. Indeed, this accommodation has really helped to make our trip truly special.

We booked this hotel only 2 days in advance so I was happy find an open room and was willing to pay a little more. However, it looks like £75 per night is the standard for a double room at this hotel which is not reflected in Roban's comfort or service. For £75 I would expect:

* A private bathroom
* Basic toiletries (soap, shampoo)
* Breakfast (at least a small Continental)
* Something classier than a plain square room in a square boxy house.

For £75 I would not expect:

* To be scolded for arriving at the registration desk too early (we arrived at 11:30 and we were told we should have come after 3pm)
* To have a knock on our door 5min prior to the checkout time asking if we were leaving soon.

I think I would have been satisfied with my stay at the Roban if the price had been closer to £40/night.

If there are cheaper monthly/weekly rates, then this house might be good for longer stays since it has access to a kitchen.

Also note that it is a 5min walk from the heart of Bath which is good if you want to escape the throngs of tourists at night, but bad if you want to have easy access.

“first class RIP OFF”

This property is overpriced and very disappointing. We stayed in the annexe which is basically a house with locks on the bedroom doors. The walls were paper-thin and we were woken by the couple next door turning the key in their lock and by the floorboards above the bed creaking as the manager moved about his room.

Despite stating the premises are strictly non-smoking, our room reeked of cigarette smoke. We had to pay an extra £5 to store our luggage elsewhere in town as they would not look after luggage before or after the strict check in/out (3pm/10am).
We paid £95 for a room with no breakfast included and a bathroom shared with two other rooms – this is very poor value for money. We would never stay again and would strongly advise others not to stay unless they enjoy being ripped off.

I wrote to the owner to voice my disappointment and she was dismissive of my points stating that Sept is the busiest month and that we'd do well to find a better deal elsewhere - I think not!
