Our room was really comfortable and the welcome was warm - it was nice to be able to borrow DVDs to watch in the room. Kim was so very knowledgeable about York and the surrounding area and took plenty of time to give us all the information we needed. Breakfast was good - generous portions and they made an effort to accommodate my husband's gluten free requirements.

We stayed 2 nights at this lovely English home run by Ms. Robbins and her mother. We were treated more like family than customers. Our room was immaculate, and while a bit on the smaller side, it contained everything we could want, including a tray with sherry and two glasses. The king sized bed was very comfortable! The bathroom was also immaculate and contained both a tub and an excellent shower with very hot water and great pressure. It was also well stocked, including a small container of band-aids (which came in handy when my wife got a blister on her foot). Location is great; an easy walk to the pedestrain area where Yorkminister, resturants and shops are. (Try "Hole-in-the Wall for good pub food and very friendly staff.) Breakfast was superb, with everything you could want in an English breakfast. Ms. Robbins made us feel at home right away and we felt that way until we left. You cannot go wrong at the Arnot House.

Room Tip: Ours was the first room at the top of the stairs.

We were recommended to this B&B as being the best and nearest to the magnificent centre of York. We can honestly say how true that was,from the warm welcome when we arrived to the regrettable farewell 3 days later! Everything that anyone could possibly need was provided,even a decanter of sherry and delicious biscuits(if Kim and her mother offered an evening meal,we probably wouldn't have bothered searching for somewhere to eat out!).The information given to us by Kim was always extremely helpful and contributed to our enjoyment of the city enormously,we would certainly return to Arnot House in the future.We had the wonderful bedroom on the top floor which was quiet and very comfortable...We could go on and on.......

Kim is the best hostess, and makes wonderful coffee! We enjoyed our stay, especially meeting Millie the cat! The B & B is impeccably clean and quite quiet. We had a lovely room on the first floor with en suite bathroom. I would recommend this bed and breakfast to anyone visiting York!

My husband and I stayed at this B&B for three nights in June 2012. We had a great stay and enjoyed visiting with Kim and the other guests.

Kim and her mum were very friendly. Offering good advice about where to eat, things to do and sharing some of York's history.

Our room was lovely. Very comfortable and quiet with a large ensuite bathroom. Kim went above and beyond in every way. In the room there was complimentary sherry and snacks. There was also a welcoming basket containing items you may have forgotten.

Breakfast was excellent and there were a variety of things to choose from. Yogurt, fresh fruit, stewed fruit, cereal, toast and a hot breakfast.

Walking to York was easy and took about 10-15 minutes. We actually walked to the train station with our luggage as there is a pedestrian path that leads directly to the train.

All in all a lovely and well located place to stay!

We stayed in this bed and breakfast 9 years ago so knew what to expect. The house and our room Bylands was absolutely spotless. The breakfast was amazing and nothing was too much trouble. The choices were fantastic. The room itself had so many personal touches, sweets, bottled water, tea and coffee making facilities, TV/DVD player, alarm clock, fan, hairdryer, you name and they probably would have it! It was about a 10/15 mins walk into the city so once parked up with a free parking permit we didn't have to use the car again!

My husband and I spent a night at Arnot House recently and apart from the usual stairs to upper floors (which are not exclusive to Arnot House) we could not fault Arnot House. We had a beautiful spacious and very clean room that overlooked the back garden. It was spotlessly clean and the adjoining ensuite was majestic with a large bath as well as shower. Little touches including magazines to read made us want to stay longer but unfortunately they were already booked. We could not hear any noise from other rooms so had a wonderful sleep in. Breakfast was plentiful and served with a lovely friendly smile. Thanks Kim for making us so welcome.

Room Tip: Knowing that there are stairs to climb it pays to minimise heavy luggage.
