Visited wonderful York for 2 days/nights in autumn 2006. However, this guest house, Holmwood House, has been very overrated by TripAdvisor reviewers.

Bad things: 1-Dated/frayed/faded room decor that wasn't even nice in the first place. 2-woefully out of date, if not unsafe, bathroom that required a step down, then up from bedroom to 1950's style lav and tiny shower. 3-Thin towels; 4- Somewhat dingy breakfast area with greasy food. 5- Testy front desk that seemed overwhelmed at times. 6- Long walk to downtown and beautiful Abbey area. I am fast walker, and it's AT LEAST 25 MINUTES, and along busy roadways. This place is so far off the beaten path that even cabs take FOREVER to show up.

Good things: 5 months later, I still can't find anything nice to say--the place is not even "quaint". Ok, the bed was comfortable. Overall, this place is certainly not a good value.

Hopefully, the owners will put some money into freshening up the place eventually. On the other hand, York is fantastic--especially the Abbey with its great tour guides!

Ideal accommodation

We stayed here for 3 nights midweek in November. The hotel is in ideal location for the city centre. About 15-20 mins walk into the city centre. There are also a few local pubs nearby so you don't always have to go into the city centre. One night we decided to get a taxi into the city centre and back and we were less than £5 each way and the taxi service was very quick.

The accommodation is very nice, tastefully decorated and of a very good standard. The room was spacious, bed comfortable, bed linen of a good quality and the bathroom was also very nicely decorated. And I have to say it must be the most powerful shower I have ever used! Our room (6) was at the front of the building and it is a busy main road however, there was no disturbance from noise at all (which is usually a nuisance when you have period buildings like this).

Breakfast was also nice, and they were happy to accommodate you if you wanted to change it slightly, eg, less tomato and extra sausage!!

Overall, I would recommend this accommodation and if I was returning to York I would most likely return to this hotel.

I must admit that we got a bit carried away by the hotel website and earlier reviews on Trip Advisor. I would agree with the previous entry, the place is a bit tired in places and pricey for what you get. Stayed for 2 nights over the weekend in room B1 at £110 a night. Decor was a bit tired with wallpaper worn/loose at edges here and there. TV was tiny with broken remote. Bathroom was OK but had frayed towels, with discoloured grout and some loose tiles. That said everything worked and it was clean with lashings of hot water. The bed was huge and comfortable with plenty of pillows. The place is a considerable distance from town but at least you are free of drunks. Owners are very pleasant but quite frantic when we were there as it was full. Breakfast was good quality and typical of this class of establishment. Remember before you book that this is a large guest house so it will not have the facilities of a full hotel. As for price, you can get a lot of alternatives for this money which represent better value. This room was not as special as we thought it would be.

I’ve just spent 3 nights at Holmwood House Hotel, paying £90 per night for a double room. I booked the hotel because their website is impressive and just about everywhere else I tried had no vacancies. I took the price to be an indication of the quality of the accommodation however it was decidedly average and in an inconvenient location. The room was horribly decorated, nothing matched and the wallpaper had huge damp patches. The bathroom was nice although it had a peculiar skylight with a light-well which seemed to open onto the staircase below! Perhaps some of the other rooms are nicer; obviouly I can only comment on the one I stayed in but based on that, I would NOT recommend this hotel.
Breakfast was very ordinary and only available between 8.30-9.30 which is quite limited. Because we had an early start one morning I asked whether they could give us some bread rolls etc. the night before so we could make our own breakfast. They agreed but promptly forgot all about it which pretty much sums up the quality of the service. On the first night, our lights fused because of a blown bulb which wasn’t replaced during the 3 days stay.
I have never stayed in York before so I don’t have a good idea of accommodation costs there. Perhaps this price is typical for this quality of accommodation however I live in London and am used to high prices - if I found a hotel in London at this price & quality, I’d consider that the owners were chancing their arm a bit!

My boyfriend and I stayed here for a weekend during the St Nicholas xmas markets. We were students at the time and found the guesthouse affordable, well-located and very comfortable. The room itself was big with beautiful views out of the window towards the cathedral (I think we were in room 13 at the top of the house). The bed was huge and very confortable and the bathroom was beautiful.

I can honestly say the breakfasts were the best I've ever had in a guesthouse - A full cooked breakfast (with vegetarian options) as well as croissants, toast and plenty of other things. The food was obviously high quality and freshly cooked.

The staff were extremely helpful too - We were running late for our train back to Manchester, so the landlady drove us to the station herself!

Really hoping to go back one day!
