“Nice hotel, good location and lovely staff!”

My friend and I booked to stay here last minute and were a little concerned after the mixed reviews given but as we wanted somewhere with free parking that wasn't too far from the centre of York we felt this was the best option. The lady was lovely and asked if a room at the top of the house would be ok. We are relatively young so this didn't bother us. On arrival the place was easy to find with plenty of spaces round the back to park (not to mention spaces at the front too just incase) We were greeted straight away by the owner, who was lovely, and she checked again that we were ok with a top room and even offered to carry our bags for us because it was a long way up. To be fair it was a long way up but the views were great. We had 3 hug windows that looked out over the top of York. The room was lovely. Clean, spacious and welcoming. While the style is a little bit ott for me, it was nice for something a little bit different. Breakfast was good. I liked all the different jars of jams, cereal etc.. and staff were so friendly.

The thing that made this place for us though was the owner. I can't praise her enough, she was just fantastic. She was around quite a bit and if there was anything we wanted she would help us. On one night it was quite hot and my friend and I wanted some Ice for some drinks we had bought so we went down to see if there was any chance of getting any. Unfortunately there was none so the owner went across to her own house and brought us a huge glass full back.

On the practical side, the distance into York is short. 5 minutes to the wall and then about 10 more into the centre. There are also good links to other places from there so not at all difficult to get to and from and the train station is only about 10 minutes away (although you can hear the annoucements early on if you leave all the windows open). If you want a little escape for a few days with a friend I'd definitely recommend staying here.

I'l keep this short and to the point. We opened the door to the room and immediately it smelt of damp, so we opened the window wide open and after a while it was bearable. We had a cup of tea and walked into York. On our return after a nice look around and a very nice meal in an Italian restaurant ( la antica locanda in the shambles) we waled back to our hotel and feeling rather tired after the 200 mile drive and the long walk around York, which is lovely, we went to bed.The next morning we got up had a shower ,which worked i intermittently, we went down to breakfast. That was quite good went to ur room. My wife fancied another cup of tea, but realised that the tea pot hadn't been cleaned form the previous day. We put our towels on the bath tub to be laundered sa it stated and went off into town again. when we got back to our room later that evening my wife wanted to have a shower before retiring to bed, but couldn't because some clever or lazy individual decided to fold the towels that we had put in the bath tub wet to fold them and put them on the towel rail again without laundering them. We know they were the same towels as they had tears in them.I rang reception but to no avail as no one responded. In the morning when i checked out i told them about it and all i got was oh sorry about that sir!

Wont be going back there in a hurry.

I went for a short break with family. We had two rooms and although one was brighter than the other neither was worth the money. Dirty carpets throughout but carpet in toilet in this day and age?? The room I stayed in they refered to as the garden room. It was dark and smelt of damp. The only things clean were the sheets and towels for which I was very thankful. We had booked for two nights but I regretted that and wished we had been able to move somewhere else..
The staff were friendly when you saw them...at breakfast. We could never find anyone on the 2 occassions I required to ask something. Staff were mainly young girls, who served breakfast and cleaned the rooms.

Comfy bed and very tasty breakfast. A short and safe walk into the centre of York and easy parking.

We really enjoyed our stay at Holmwood House. We liked the simple but stylish decor and view across the city, the shower was wonderful and powerful and the TV worked perfectly. The staff were all very welcoming, friendly, helpful and accommodating, and the breakfast was tasty with a wide choice and again very helpful staff. The cleanliness was to a reasonable standard also. The price of the rooms was a little steep, but the service and room were wonderful, you are also very close to the city centre and considering it's peak season and a tourist hot spot this is understandable.

We were very disappointed and found it over priced. When we saw the room we were given we felt very uncomfortable and were about to leave but we couldn't according to the policy of the hotel, after a conversation with the person in charge we were moved to a better room but to be honest it looked better but we slept really bad, the bed was extremely uncomfortable it feel like sleeping on just springs. The only possitiv thing I would say is the location, you can easily walk to the city center which probably will take 15 o 20 min.

Spent 3 nights here in what was described on the website as a 'Luxury room with 4 poster bed- recently upgraded'. On arrival the room was VERY shabby to say the least, with mould in the bathroom, stained and peeling wall paper, and carpets that had seen better days.
Check-in was a little slow as the lady wasn't in, and we spent some time waiting for her to give us out key.
Strangely the hotels 'emergency fire exit' route came right through our room and into the bathroom where the 'emergency exit' was blocked up behind a door with old furniture!!! The four poster bed was very comfortable and the bed linen acceptable.
The dining room was pleasant and the food excellent (when they got my order right which they didn't for 2 out of the 3 breakfasts I had). The man serving breakfast was very pleasant, although I thought it odd he was always wearing shorts and sandals. Not exactly what I would expect when paying 'luxury prices'.
