My wife and I have just returned from our second stay at Holmlea. Once again we enjoyed our stay. We cannot speak about problems other reviewers may have had , but we had a great time. We had a top floor room this time . Room 7, again with a bathroom and toilet a short landing. The room was again very clean and the bed very comfortable. We quite like the informal way things are done here. It isn't a problem for us to be left a key and the staff we did speak to were again very friendly and welcoming. Breakfast was brought to our room on the dot , and to be honest we enjoyed the lighter type of breakfast served, just enough to get you going out and about. Sara even made a special trip to see us, despite being in the middle of moving home. Nice touch. We will definitely stay again next time in York.

We have stayed in York many times using the same two or three hotels and guest houses over again..
We arrived at Holme Lea with great expectations after reading the reviews, the parking was excellent and safe but when we got into our room noticing how clean everything was we could not believe an awful stench of sewers that hit us. Thinking and discussing that maybe it was temporary we opened the window and we went out for the evening.
When we got back to the house we were very late so there was nothing we could do as the smell of sewers were still in the room.
Shame though as it is a nice place with tasteful decor but won't go back here, "it smells"

On arrival there is not a face welcoming you only an electronic door entry system. When you enter the property there are pigeon holes with envelopes corresponding to room number inside which we found our key. There are no resident staff here.
There was a note on the bed apologising for lack of welcome due to having a family.
This is a common theme and from reading past reviews it appears apparent there never is a welcome from a person upon arrival at this establishment.
See reviews from 30 March 2014, 3 May 2014, 7 July 2014 & 20 July 2014 all of whom clearly state that there is no host to welcome your arrival.

We had the displeasure of being allocated room one on the ground floor right next to the entrance. The room is barely adequate for 2 people. The en suite left a LOT to be desired. The shower cubicle was dirty and had organic remnants of the previous residents still in the shower base. The floor is VERY dirty (see pic) and the once white toilet seat is stained a nasty yellowish colour about an inch from the inside. The grouting is mouldy (see pic) and the shower head holder was barely holding on by a thread.

There was a faint smell of what can only be described as drains and attached to the toilet is a macerator. This must qualify as the loudest macerator on the market! ANY change in the fluid level of the lavatory results in the most awful noise as the macerator mulches its contents.
As reviewed on 14 August 2014 and 19 August 2014 the en suite was noted as small and smelly. This issue has also yet to be addressed.

Upon checking the towels provided in the room there are fine if you are descended from 'The Borrowers', though for most people they will prove to be very small.
As noted by a review from 3 May 2014 this has clearly not been rectified either.

We had booked for 2 nights and though very unhappy on our arrival with the lack of welcome, the cleanliness (read lack of) of the room, the aroma in the en suite and of course the strip of sticky tape that had not been cleaned from the window in the room which had a collection of various winged insects stuck to it (see pic), we decided to stay.

This was challenged on the first morning when you have a knock on the door asking if you want white or brown toast by the visiting staff who arrive around 0800. We requested brown toast and asked that they toast glutten free bread also as on of us is celiac.
The staff were accommodating in that they agreed to toast the bread for us. However, the toast was rendered inedible, as when delivered to the room the glutten free bread had been placed onto the wheat bread!

The breakfast is another issue that seems to have been raised in previous reviews. The breakfast consists of 2 slices of toast, a yoghurt, and fruit. Hardly a hearty breakfast and not what one would expect for £70/night! Another faux pas!

Then time to shower. One of us took a shower with the glorious sound of a helicopter (aka macerator) in the bathroom running endlessly (it was a brief shower due to the noise)! Then the second shower... Which resulted in a very brief shower indeed as the water stopped draining. The sink also stopped draining! Though the macerator battled on valiantly for approx. 15 minutes consuming nothing but water!

This is where patience expired and the staff were approached and advised under no uncertain terms that we were not staying for the second night. We were happy to pay for the first night in full and would be contacting the invisible Sara (manager/owner, who knows) to advise her also.

My partner rang said Sara and advised of our dissatisfaction. She accused us of having blocked the macerator by placing inappropriate items in the toilet (which of course we had not). She was unapologetic about our concerns raised ie. lack of human welcome, cleanliness of the room, smell, etc.

The staff there were obliging in providing us with a receipt for the night spent though initially unwilling to note on the receipt that we would not be charged for the second night. Only when they rang Sara to confirm that this was the case did they add it to the receipt.

We then promptly went to the Premiere Inn and were welcomed by a friendly face, had a room without a macerator, with bath sheets and no flies stuck to the window frame. Breakfast was also a joy!

My advise is simple... AVOID, AVOID, AVOID!!! If you want the experience of a soulless, faceless, smelly, dirty night in York then go to The Holmlea (which is FAR from HOMELY - nice play on words there though I must give them that).

have stayed here many times over the years but never actually left a review !!
its clean and comfortable and near to the city wall..a short walk into the beautiful city of York...
a parking pass is available for the car just outside the property and breakfast is served in the room...ensuite rooms with tv and tea and coffee making facilities and also wifi.....will stay there again at the next visit to york which hopefully wont be too long...price was good as well £56 a night for both of us...

Room Tip: all roomas are good but its quite a hike to top floor..

We stayed here for one night to have a potter around York. The room was very cosy and I loved the wallpaper and little cute touches. We were in room 1. The bed was comfy enough and everything felt clean. Tea, coffee, milk and sugar were all in the room. We even got a welcome chocolate. We paid 48 pounds ish and you get what you pay for and more considering it's York- a comfortable warm room with private ensuite and continental breakfast. Parking is easy and included as staff give you a permit - another bonus. The host isn't always there but was very happy to take our breakfast order over text and recommend a lovely indian restaurant round the corner to eat. Breakfast is delivered to you in the morning which consists of toast, yogurt, fruit and juice. Overall a good place to stay and 10 minutes to the centre of York

We stopped overnight in the top room with bathroom across the landing, although this wasn't a problem. A lovely quiet area, not far from Rowntree park and a short walk from the city but an easy route even if you didn't know your way around. Added bonus of an on street parking permit. Room lovely and great decor throughout. Nice breakfast tray delivered to your room, at a time of your choice. Very friendly and helpful house staff. I can highly recommend a stay and would love to stop again in the future, if they would have us after we accidentally split a mug of tea..

My wife and I have just returned from a one night stay at Holmlea. We booked last week after reading other reviews. I can honestly say that we had a great time. We had an email the day before we went , giving details and asking how we were traveling as car parking was available but best to book as permits were limited. This we did and it was a nice touch. The room we had was room 4 at the top of a short flight of stairs. We also had our own shower room and toilet at the end of the landing. The room was lovely and was very clean. Quirky wallpaper which as I told the staff should have been on the Compare the Meerkat advert , but we thought it added to the charm. The bed was very comfortable and the room was warm. So much so that we left the window open , and this was at the end of October. There was also a hand basin to wash and freshen up in in the room. Lots of tea and coffee was provided and we had biscuits and plenty of milk. Nice flat screen TV on the wall and a good blackout blind. Holmlea is about 15 minute walk into the town centre and no steep hills, although it is slightly uphill from the town. Breakfast the next morning was delivered to our door spot on time and was perfect for our needs. Toast , jam,yoghurt ,orange juice and fruit. I had several chats with the very cheerful staff , especially Kim who was very helpful. All in all a lovely stay at a lovely place.
