Lovely place that is absolutely spotless. Breakfast good and only a short walk in to Whitby centre. We were made to feel extremely welcome. Slight grumble that the saniflow toilet was noisy and could be heard from other rooms, didn't bother me but may some. All in all Fantastic!!

Well ...no one can complain about this place and if they do they are surely born to complain! We have just had yet another fab visit to Assam house and were welcomed as friends by Dave and Raj. We would never stay anywhere else in Whitby, as they couldnt compare with the friendliness, home from home and breakfasts im sure! We were once again welcomed with 'you know where to go :0)' because we have spent so many a happy weekend here. We have made it our birthday and anniversary ritual to visit Assam house and im sure that will never change as long as Dave and Raj are here! Cant wait for February 2012 when we will be introducing yet more friends to the warm welcome of Assam House :0) x

Everything you need from a guest house.
David is the friendly bloke who runs/owns the place, very knowledgeable about the area and is keen to make sure your stay is as good as can be. Breakfast is flexible (or was for me)
Rooms were clean, and the bathroom of room 3 was very spacious. There are movies and books downstairs you can use with the room's own TV/DVD player. Doesn't have many rules about coming in late or staying in at all. The bed was very easy to get comfortable in and just doze off. The area is peaceful and you don't have to walk far to get into town or the shops.

I recommend telling David what your hobbies/interests are and he will tell you what there is nearby (such as the galleries/shopping/Abbey/etc)

I plan on going again
Thanks David.

I booked for Whitby Folk Week again, staying Friday to Friday as I did last year and will do next year. Dave is friendly and accomodating. Doesn't mind guests coming in at a late hour. He's great at flexing breakfast times and cooks lovely scrambled egg, if the full breakfast fills you up too much. Cafetiere of coffee is a lovely touch.

It is ideally placed for walking into town and on a handy bus route on the way back. The small number of rooms mean you can have a conversation with others at breakfast and with Dave, who knows a lot about Whitby and the surrounding area.

The room (I've stayed in room 2 both times) is comfortable, with lovely bed and ensuite shower and toilet. Was warm when I was there and it's nice to have windows that you can open wide. I think it's great value for money and a very pleasant stay

What would make it better? A summer weight duvet 'cos I get hot easily and biscuits everyday - custard creams and bourbons preferred! :)

Assam House was really easy to find and there is plenty of parking outside on the road.
We were greeted very warmly by the owner David and shown to our rooms, we were in room 2 which was rather small for a double room. there was one bedside table beside the bed and the other had been put in the far corner of the room and was being used for the tea and coffee making facilities and in its place next to the bed was a small wardrobe. this meant that anything usually left on the bedside table overnight such as glasses, glass of water, books, keys etc had to be put on the floor with the risk of treading on them or knocking them over if you had to get up in the night as the bedside light was on the other table on the far side of the bed.
The toilet was compact but could have done with a new seat as the toilet seat was to small. The toilet operated via a saniflow which vibrated and sounded like a pneumatic drill and I am sure woke others up as I could here theirs when the toilet was flushed.
The en-suite shower was really good but not suitable for large people as my friend in room 1 who is fairly large got stuck in his and had to be helped out of it.
The breakfast consisted of cereal followed by full English which was overcooked, the fried eggs were hard and the bacon was also hard.
I don't think I will go back to Assam House again.

I booked this break after reading the reviews. They were right! Dave the owner greated us like old friends. Our room was comfortable and very clean. The hospitality tray came complete with a corkscrew and we were assured that if we wanted to bring in a take away, just to ask for a plate and cutlery. There was a large selection of dvd's to choose from, to watch in your room.
Assam House is about 4 minutes from West Cliff and 8-10 from the town centre and it has the added bonus of on street parking.
The breakfast realy set us up for the day and Dave was a mine of information about the area and lent us his map.
I throughly recommend this B & B, great value and so friendly.
