Location is great ! Just a few steps away out of Paddington station . Arriving from the airport is really good to find your hotel just around the corner .
Room a bit small but in the brit standards.
Recommended... cozy hotel .

We stayed in 3 persons room and it was difficult to get all our luggage to fit. Window was bit broken which gave some cold air to room (heater worked well though). It was also bit noisy. We could hear all noises from the street (though it's quite peaceful street) and also from other rooms and the halls... it did not bother us, but our neighbor was annoyed by our evening talk, sorry about that... Otherwise room was nice, clean, electric kettle and tv and hair drier included, bathroom was good and very clean. All in all quite good for the price (3 of us payed together around 280 pounds for a weekend). Staff was pleasant. Big plus for a free wifi.

Breakfast is english... nothing fresh. Did not like it but that's a matter of taste, I like my breakfast with yoghurt and fruits not with sausages and eggs :) definitely it's very fulfilling breakfast.

We stayed for 4 nights and it was really good and comfortable. Bathroom was clean, bed comfortable and staff very nice. A/C was working good. Close to Paddington station and tube. I can recommend this hotel to everyone.

Room was clean, and bed was comfortable. Ideal for overnight stay, due to the rooms having little floor space I wouldn't recommend staying longer than 2 nights.
I payed £44 and got breakfast included which was fantastic. Pleasant staff.
All in all, for what I payed I was extremely happy.

Good:
- location (near Paddington / Heathrow Express)
- price
- breakfast
- bathroom (small but new and almost clean)
- free WiFi
- very nice and supportive day-shift reception staff (the female one)

Less Good:
- very small room (e.g. no desk ... bad for business-trip)
- if you have "room-neighbours" it can be very loud (can hear every word)
- a little "worn out" (e.g. elevator-button to floor 3 does not work, etc.)
- very very narrow single-bed (that moreover moves)

One unnecessary bad thing (at least minus 1,5 rating-point):
- very rude and very very lazy night-shift reception staff (the male one)
(was more busy talking and later phoning with his friends than caring about guests)

e.g. it took me 3 reminders to get a my TV fixed and receive a (originally missing) remote control ... especially bad as you cannot call reception from your room but need to walk downstairs all the time)
e.g. my request concerning the invoice was "postponed to day-shift", etc. etc.

=> it´s a pitty! So when you need anything just wait and pray that the nice day-shift lady is here!

Stayed here for 3 nights on a cold and snowy week in January 2013, This hotel has clearly had a recent renovation looking back at previous pictures. Staff on check-in friendly especially the Spanish receptionist on the morning shift. We stayed in room 404 which was on the small side including the beds not your average size single beds, bit awkward when turning in your sleep! but then this is London!!. Remote control for tv did not work but was replaced immediately with no fuss. walls very thin can hear conversations from other guests, doors need to be on a spring system as guests just slam them shut. Surroundings very modern and clean. Breakfast was plentiful just help yourself( mainly cooked Items) staff reasonably polite was amazed to see the male waiter on Housekeeping duties after Breakfast.
All in all this hotel is reasonably priced for central London, I would strongly recommend for a short stay and it's location, I would definately stay at this hotel again.

Although the room is tiny with minimum floor space to move around, a tiny bathroom and a much narrower single bed, the hotel is in a great location. Paddington station is nearby, Oxford Street is a 10-minute walk away, plenty of eateries and grocery shops surrounding it.

However, some of the hotel employees are amongst the rudest I've encountered. Was sitting down on the chair in the lobby while waiting for friends when a staff sprayed air freshner right in front of my face. A few minutes later, another stared into my face while he shoved the vacuum cleaner at my feet. Later, the same guy chased my folks outside in the cold and rain to mop the floor. What happened to courtesy and respect for your guests? Fully understand that you need to carry out your tasks, but a polite apology and "excuse me" would have made a difference. Would think twice on coming back again.

I sincerely apologize on behalf of my staff for acting in such a manner.
However I have investigated your claims and video evidence from CCTV shows that one of your party was smoking right at the door steps leaving the main door wide open and all of the cigarette fumes and smell was coming in to the lobby. Air fresher was sprayed in to the lobby and not right against to get rid of the Cigarette smell. Video evidence also shows that you were politely asked to move from the chair for a minute so the area can cleaned.

At Rose Park Hotel we go the extra mile for our guests and your description doesn't add up.

The bedrooms are small but this is not unusual for London. All of the rooms are superbly designed to accommodate the essential modern facilities. We are superbly located between Paddington and Lancaster gate tube stations giving easy access to all parts of the city. We are also a walking distance from other sites of London i.e. Hyde Park, Oxford street, Portobello Market etc..
