I took this hotel mainly because i am tied with a vacation club back in Malaysia and only need to pay RM140 per room ie GBP28 on top of the deduction of my club entitlements. We were quite worried initially after reading all the negative reviews here.
Travelling in a family of 2 adults and 2 children, we took 2 rooms - we had asked for a connecting room but none was available at that point in time. Instead, they offered us a family room on the 5th floor which we were happy to take. We had taken the tube from Heathrow Terminal 4, and was mighty happy that the hotel is just around the bend upon exit from the underground station. The staff were friendly and most helpful with our luggage. The exterior and the lobby looks very nice.
We were bundled into the lift - which is indeed the smallest that we have ever seen - just nice for 2 adults and 2 children.
The room is old but very clean - a queen bed at one corner and twin at another corner. Mattress on the queen bed sort of sink in, but not too much of a problem. The space is limited so we really need to organise our luggage well for a 8 night stay.
The bathroom in the family room is fairly big and the shower is refreshing with constant hot water.
On one occasion i used the staircase instead of the lift , it is indeed quite narrow and those with luggage might find it difficult to navigate. However, i have stayed in Earl's Court and it is the same, so i presume these old buildings come with narrow stair case.
Our stay do not include breakfast but that is not an issue - plenty of eateries, and fast food places (McD and Burger King being the nearest) around. There is even a TESCO and Sainsbury nearby. Royal China (famous for dim sum) is within walking distance. And so are tourist destinations such as Kensington Gardens and Kensington Palace, Hyde Park, etc. In short, i will give it a 5 star location wise.
Should i visit London again, i will definitely return to stay - acceptable room, within budget and fantasic location.

Rooms are small, and the bathroom was the smallest I have ever been in, but you have to expect that in England. Continental breakfast was nice and there was plenty of fresh fruit when in season.
Staff are very friendly, which makes a hotel stay.

The staff is super friendly, breakfast buffet good, restaurant and bar cozy... but the single room need some care. Bathroom the most! Doesn't even look clean anymore because it's so old. Room could do with new wallpaper as the old is coming off. Furniture new renewal incl. bed. Feels like the room has not been care for in many years. First impression of hotel is great but the room was disappointing.

Right by Bayswater tube so perfect location. Really quick check in even on a saturday. We had a premier suite it was quite small but extremely clean. Nice bathroom, clean towels and hot water was in plentiful supply. All staff were helpful and friendly. Relatively quiet for London too and the bed was super comfy so we got a good nights sleep both nights. Right by Hyde Park and all other tourst destinations within easy reach as the tube is right on your doorstep. The only slight negative I had was that the continental breakfast was very limited in choice one type of ham and one type of cheese but that is being super critical.

I got a fantastic deal with 2 nights B&B for two for £149 so all comments are tempered by that because 2 nights in a London hotel is rarely that cheap. The big plus for the hotel is the proximity to Bayswater tube so you are in the City in minutes. Approaching the hotel on a leafy street the hotel is impressive, whitewashed and glinting polished brass handrail. The check-in desk is small and gives the first clue that this is a City hotel - everything is small. There is a nice comfy bar adjacent to the reception and prices are reasonable. The lift to accn is the smallest I have ever been in, two people with a case is the max load. Hotel is Malaysian theme, staff very nice throughout but clearly on low wages and not highly motivated or well led Room was small, bed cheap feeling and bathroom tiny - it is a City hotel and comparable with similar in Paris/Rome etc. Decor throughout the hotel (less entrance and public areas) is shabby, careworn and requires repainting/renewal. Breakfast was memorable both days, £8.50 for non-residents and I would have been reluctant to pay half that. I think we were the only Brits staying so full English not avail - continental with limited options. Service chaotic and coffee undrinkable. Best bet is to wait for the fresh croissants. Still gagging at eating one and finding a 18inch hair in the jam and having to pull that out of my mouth ,,,,,urgh ! We spent as little time as poss in the hotel, I would not return.

Room Tip: lot of noise from the street - the windows are not double-glazed

We were for business in London and were very pleased with the position and the friendliness of the staff. Specially the breakfast service was so friendly that it contributed to a good start into our business day. We appreciated this very much. All in all a nice and friendly hotel in an excellent position!
