Many budget hotels in London to choose from but sadly most of these too come with very poor reviews! We booked at a peak weekend time and found this to be a reasonable priced hotel - cheaper than staying at a hostel even, the reviews were pretty poor but we didn't have much choice and it was an ideal location for the tubes we wanted.

We booked a quad room, first floor, it was very spacious, large & extremely comfy beds and exceptionally clean. Tea and coffee making facilities, large tv and even small table and chairs. very impressed with room size. Had a very very narrow balcony and not nice at all- shame could be lovely in summer if could squeeze a chair or so in and tidy up, but nothing to look out on really and your not in London to stay at hotel are you?

Initial entrance to hotel is lovely, near hyde park, very good location for park and for tube stops, flowers outside hotel, well signed and a lovely vase of fresh lilies in reception and bowl of sweets was great touch. We were early and hence the room was not ready, but we expected this as check in is not till 2pm-they offered to look after our luggage and we went across the road to wander the beautiful park, visited the Diana memorial fountain and play area , on return the room was ready.

We all had a brew and used all the milk - went to reception and was no trouble at all getting us another jug. Very friendly staff at reception and helpful about where to go which tubes to use etc.

Only slight disappointment was with the breakfast - but I think pretty much most hotels throwing in a continental breakfast is going to be similar. Morning staff not the most helpfull- We found someone and asked for pot of tea. Just cheap cornflakes, toast and jam or some basic looking croissants and glass of juice - but it gave us a reasonable basic breakfast to set us up for the day.

Maybe we were lucky and just got a good room - wifi was good and as on 1st floor did not need a lift for us. Anyhow I thought this place was more than acceptable and unsure why all the very bad reviews? Paid around £125 for the quad room.

Room Tip: Our first floor quad room was fine.

I check in late at 10pm & have been inform that there are already reserved my room (big..) at 4th floor. There are no lift available I need to carry my luggage up to 4th floor. Room is ok & i get a good sleep there. There are no WiFi on 4th floor. .

Room Tip: Pls ensure you notify & request for lower floor (2 & below) if you want to stay in this hote...

This hotel is one to stay away from. We were given room 31 and were greeted with a filth, broken W.C., disgustingly dirty shower with no hot running water, dirty bed sheets, broken and loose floor tiles and lights that didn't work. Breakfast consisted of dry croissant (mouldy is also an option), cereal and juice. No hot drinks available and staff not willing to assist. The photo's and descriptions posted on the web page do not reflect what we found. Beware!

Room Tip: Choose elsewhere.

First of all, this is not a nice hotel at all. And the people working there are equally "not nice".

It's dirty, it smells bad (the bathroom even more so). Every time you flush it sounds like the plumping is about to crash and/or explode. As for the carpeting in the room... well, we went and bought slippers so we didn't have to put our feet on it.
We had the "superior" room so I dread to think what the other rooms look like considering the standard and size of the room we got.
The ONLY positive things I have to say about this place that it's nicely located in Bayswater, the bed linen were fresh and that our beds were made on a daily basis. And honestly, that's it...

Room very scruffy, tatty, dirty & dated. Bathrooms dirty & toilet falling of the wall, breakfast was horrible,mouldy & stale. Staff not very polite or helpful. Staircase on upper floors dangerous, bannister loose & last step upto 3 floor unsafe & tiles sharp/broken. Landing on 3 floor has lots of broken/uneven tiles. Carpets throughout the hotel dirty & sticky. Hair dryers broken & dangerous, would not use.

Room Tip: Not in this hotel !!!!

Before The trip We read a lot of bad Things about The hotel. But We were pleasently surprised :)
Nicely renovated room, new bathroom, 24hour desk service and tv. The breakfast could have been better, but totally ok for 2 stars

The location is good but not the best. The breakfast is horrible. The furniture is "vintage". Wifi just works at the reception stairways. Anyway, it is very cheap
We were a group of 3 friends for a week-end and the price was incredible for London (160GBP total). If you are sure you will need just a bed to rest a bit, go to king's hotel. If you are thinking to enjoy the hotel, don't chose it.
