“Beautiful apartment, great location”

This is our 2nd stay at Europa House and to be honest, we can't think of anything negative to say about our experience. Maida vale is a lovely upmarket suburb of North London, and is only 10 minutes by tube into Oxford St. There are cafes, a small Tesco and various independent shops a 5 minute stroll away, including Warwick Ave or Maida Vale tube stations. The apartments are a good size (by London standards), immaculately clean, and the beds are very comfortable with quality bed linen. Randolph Avenue is a lovely residential street , and only a short stroll to the Abbey Road studios and pedestrian crossing (The Beatles) and Lords Cricket Ground. We requested an apartment to face communal gardens at the rear both times (which are a beautiful spot to take a stroll) . There is also underground parking ( for a fee) which is a bonus for London. The on site Managers Gloria and James were very helpful and one of then was always on call in the office during the week. We are a family of 4, with 2 teenagers, and I would highly recommend Europa House for families over staying in a Hotel.

Room Tip: Request an apartment overlooking the communal gardens at the rear.

The pros:
Decor
Location
Comfortable beds
Spaciousness
The access to a private garden

The cons: it is next to a busy pub - noisy in the evenings and the noise from when they dump out wine/beer bottles into the trash bin which is located between the two establishments. Also, across the street is a elementary school which meant noisy from play ground in the morning before school starts and during recess throughout the day.

The noise from traffic, school and pub is a huge issue for their units that face Randolph Avenue because all the windows and doors are single pane glass, which also meant there is no insulation of any kind. One night it was quite windy, and the master bdrm in the 2-bdrm apt we were in got quite cold because the draft came through the bathroom single pane window and went under the gap in bathroom door. Europa House should really invest some money on replacing these old single pane windows with double or even triple pane windows.

The other noise we encountered for 3 of the 5 nights we stayed was water pressure noise that one night lasted until 2am, another night 12:15am and 11:45 pm another night. The noise always started around 11pm.

In addition, we were unlucky that the guests in the next apartment had a toddler that we heard him cry every day. This is even when we were out of the apt most of the time.

The bedrooms are in need of blackout curtains.

We stayed at apt #10 and we would not recommend it due to its location in the bldg because of the noise from traffic/pub/school. The 2nd bedroom is more quiet because it faces the garden.

There was also a mix up in meet and greet. When we arrived at the apt, no one was there to meet us. We had to call the mgr on duty and do everything over the phone. It all worked out at the end but had they sent the instruction via email earlier instead of the day of arrival it could have been avoided.

I'd only recommend Europa House only with the apartments that do not face the street.

Room Tip: Do not stay in Apartment #10 due to noise level from streets

Europa house is situated in a peaceful residential area, however on occasion the excitement of the children in the playground can be heard during the two breaks they have during the day.

With regards to the noise from the pub, Europa House Apartments has been operational for more than 10 years and I can thankfully say we have had very few complaints during this time.

We are constantly improving our services at Europa House Apartments and take on board your comments regarding insulation, and can confirm we have blackout curtains in all our apartments.

I have usually found trip advisor reviews reliable but this one was over rated. There is nothing wrong with Europa House but it is not a top rated apartment. Location isn't the best there is very little dining or shopping close. Apartment condition was fair, some window blinds didn't work some door handles kept falling off and the dryer didn't work. For comparison purpose it would be an apartment equivalent of a Holiday Inn Express, nothing bad nothing grand. There are better locations and units in London at a similar price.

I am sorry to hear that you were disappointed with your recent stay with us and that we fell short of your expectations.
We do try to be as accurate as possible when it comes to describing our location across all websites:
“On a peaceful residential street in Little Venice, Europa House Apartments feature designer furniture and sleek kitchens. The Europa House Apartments are a 20-minute walk from Notting Hill, and have beautiful communal gardens.”
Despite being mainly residential (and quiet), there are some excellent local delis, boutiques and restaurants within walking distance; there is a full list on our website under the London Guide and this list is also available in the Guest Directory located in each apartment.
I apologise that the door handle was faulty, this has been addressed and having checked the blinds and dryer, they are in working order. Our housekeepers are very thorough and we have a maintenance team available daily to fix these type of issues but unfortunately, sometimes, we do need to be notified by our guests if something requires attention.
We genuinely pride ourselves on our very high standard of accommodation and the level of service we provide here at Europa House and thank you sincerely for your comments.

My family of 4 (2 older children) have a wonderful time in London, made different by having a good accommodation for family environment. The apartment is clean. Cosy and very comfortable. The family can enjoy an environment like home away from home. The facilities provided are sufficient to ensure the family has a wonderful stay. Privacy is good as we can go in and out anytime without anyone watching over us, and security is good. Highly recommended place to stay if you are traveling as a family. Much better than staying in hotels in London!!

Stayed here as a family in a two bed apartment in June. Hotel was easy to find and car parking a bonus. The reception area was attractive and the two members of staff we met were both extremely friendly and professional. The apartment was very spacious and clean with comfortable beds and furniture. We had an apartment overlooking the road which had lovely french doors onto a balcony but was rather noisy at night. Definately good value for London and we will be returning next year.

Room Tip: Ask for a room overlooking garden, quieter.

Our thanks to Gloria, Gregory and Staff. They made our visit to London to see our family a very special experience for us. We cannot thank them enough. They even tracked us down in Australia to return some items left behind in our Apartment. We are a "seniors" couple - our apartment was opposite the School, but unlike one reviewer, we did not find the noise of the children playing intrusive - more a joy to hear - nor did we find the beds hard - they were extremely comfortable!. We appreciated the space and facilities in the apartment. We were offered housekeeping every day. Europa House is situated in a beautiful, elegant location in London - and has access to a "magic" 3 acre gated communal garden with the best of playground equipment for children, making it ideal accommodation for families. Maida Vale transport offers easy access to all parts of London via either train or bus and there is a lovely choice of shops and eating places. Europa House would definitely be our first choice for accommodation if we return to London - no hesitation!

We stayed at Europa House for 3 months while in London for my husband's job. If you are staying here for a week or two, I'm sure it's a fine place to stay. But I would not recommend it for an extended stay or if you are bringing small children.

We booked the apartment after viewing it online and my husband seeing a unit in person. Management gave away that unit (which was lovely, garden facing, etc.) and promised one "identical". Unfortunately, it was not.

While ALL of the photos on their web site show hardwood floors, there are some units with all white carpeting in every room but the kitchen and baths. That is what we were given and when we asked to move when another unit became available, we were given the run around. Once they had us locked into a 90 day lease, they didn't want to move us.

We have a 2 year old who got two stains on the carpet. The first one we were charged the equivalent of $100 USD for a spot clean from a professional carpet cleaner. While I agree it needed professional cleaning, that price seemed steep. After the second spot, which was some mud on his shoe, we were delivered a bill to REPLACE the entire room of carpet. No, I am not joking. After a lot of back and forth with management, we again paid for the professional cleaning. But it took a LOT of haggling.

It was exhausting. I think they knew we were there for work and intended to charge us for everything they could. So probably best to avoid if you are in town for work, as well. My husband found staying here was just added stress, whereas other serviced apartments try to make business traveler stays easy and convenient.

From the day we moved in, it felt like we were frequently bothered by management on one topic or another. Mail, internet, handyman issues, the carpets, etc. It felt like it took a lot of work communicating with them to stay there. Typically we would receive communications in the form of a letter slipped under the door from them on Friday at office closing time. Questions had to wait until Monday.

We also had an issue with management just walking into our apartment if we didn't answer the bell. This got VERY annoying when they would wake my son up from his nap. I had to start using the chain on the door every time we were home. It's also illegal in the UK to enter a unit without prior permission from the tenant, according to one of the attorneys at my husband's company. Europa House has written the lease agreement in a way they feels allows them to do this, but the attorney thought it was basically in there to allow them to break the law when their tenants (usually from other countries) don't know any better.

If you do decide to stay, be sure to only book a unit that is facing the garden. The units like ours that faced the street are very noisy. There is a heavily attended primary school across the street and you can hear the children playing outside before school, during the lunch hour and after school for about an hour each time. Before we signed the lease, I told management I was concerned about the noise and was told it would be 45 minutes a day total. WRONG.

The street also has pretty heavy traffic and there is a busy, popular pub next door. The windows are old and have not been glazed to prevent sound so all in all, our unit was very noisy. We all had trouble sleeping. This is not huge to deal with for a week or two, but by a month in, we were ready to pull our hair out.

The furniture is uncomfortable and the mattresses are hard. The cable consists of about 7 channels, which got tiring in an extended stay. There is no gym and no discount for the local gym. There are no business facilities to use, such as printer, fax, etc. I will say the shared garden out back is lovely and there is a small playground out there for the kids. So Europa House has that going for them.

Internet access costs extra - about 70 or 80 pounds a month, which seems significantly marked up. We were charged even though our internet didn't work most of the time we were there. We had to use another unit's internet and the signal was poor.

House cleaning for anything longer than a short term stay is just once a week, which was not adequate in a carpeted apartment when you are given no vacuum cleaner! We negotiated for an extra cleaning each week, but for anything more there was a fee.

The kitchen has a washer/dryer combo machine, but I found that the dryer did not actually dry clothes, so I had to line dry everything. I think the washer/dryer was on the cheap side, as it didn't work very well.

The kitchen was stocked with an odd assortment of cheap, mismatched IKEA dishes and tableware. I had to buy quite a few things in order to even cook. No measuring devices, no cookie sheet, no can opener. Considering what we were paying and how long we were staying, I found the kitchen to be completely inadequate. The pealing linoleum counters were a nice touch, too.

For the price per week, I think this property is missing the amenities and nicer finishes/furnishings of its competitors in town. They are fortunate that there are not many serviced apartments in the Maida Vale/Little Venice area. If you are not picky on what area you need to be in, like we were, I would look elsewhere. I think you will find you can do better for the price.

Overall, it was a bad experience for us and we left a few weeks early because we were so desperate to get out of there. We are still in London for my husband's job but opted to go through the trouble of moving to have a nice play to stay. Bottom line: I can't recommend Europa House and would never allow someone I know to stay there. Buyer beware.

Room Tip: A unit with hardwood floors that faces the garden is the only acceptable option here.
