“Luxury for good value”

This B&B is superb and worth the value, considering that wireless internet and a sumptious breakfast is included. At the so-called budget hotels these are extra, bringing their prices very near what this excellent place charges. The location is very convenient to many places, especially with the Vauxhall tube and train station, about 5 minute walk, from which travel is possible to many places. There is a good dry cleaning shops in the area that offers excellent service. The vegetarian restaurant across the street, Bonnington Café is superb and great value for money, and the little italian deli on the corner is good and very popular. On top of this, the service from the owners and staff is indescribably good, well beyond what is found at the most luxurious of the five star hotels in London. The only downside was staying in the apartment that takes spill over guests which was a mixed experiences. It offers very nice privacy and access to a nice kitchen and living room, and is closer to the train and tube stations, but requires a walk to the fourth floor (fifth floor as North Americans count). I will definitely return and hope to stay longer next time.

My Fiance and I stayed here during our week-long stay in London, and it was a terrific experience. We were travelling back to the US from India, and had WAAAY too much luggage for a 1 week excursion, but thankfully Kanley encouraged us to rent the Deluxe En-Suite room to ensure we adequate space. He was right, and we were extremely comfortable in the room, and very much enjoyed sitting in the Bay window and enjoying our mornings. Also the rooms were very clean and well maintained, which was a pleasant change from our stay in India. The proximity to the Vauxhall Tube station was great, because it allowed us to travel straight in from the airport and simply roll our luggage about a block and half. When the luggage was at the hotel, we could get anywhere in London in under an hour with very little hassle. As all the other reviews say, the breakfast is delightful. It is a fresh and filling Full English and an amazing fruit salad. For an extended stay, you may tire of having the same breakfast every day, but we certainly did not. I have already encourage all of my family and friends to stay here, and I encourage you to do the same.

My wife and I, semi-retired, rented the Deluxe Room for 6 nights in November. We were greeted warmly by our host, Kanley, and showed to our comfortable front-of-house bedroom with king bed and tiny ensuite bathroom. £120 per night. The room also contained a small closet, a sitting area by the bright windows, a safe, laundry bag, extra-cost bar-fridge & snacks, and a TV, of course. There were a few drawers so that we were able to remove our few remaining clean clothes from our luggage. Space to store the luggage would have been nice, but the room is large enough that it wasn't really in the way.
Location is everything. 69TheGrove is 5 minutes from the Albert Embankment, for those who like to stroll; a short walk from Vauxhall Station on the Victoria Underground line, and only a 20 minute walk from either the Northern line or Victoria Station. (This became important when our Victoria Line was shut down for maintenance, all day Saturday & Sunday.) The £120 price was justified by the location, but Kanley, the breakfast room staff, the efficient and invisible housekeeping, and the fabulous breakfasts, were also strong features.
Just a couple of quibbles: our ensuite bathroom was about 3' by 6'. Don't bend over while brushing your teeth, or you may burn your butt on the radiator/towel warmer! While sitting on the toilet, my knees were almost touching the wall - and I'm not tall. The water flow dropped to next-to-nothing a few times, in the shower, and it seemed impossible to lower the temperature of the shower water. There was no shortage of hot water.
While the price of this Deluxe Room was at the top end of what we prefer to pay, keep in mind that London is not a cheap place to stay. We would try to book 69TheGrove again rather than a less expensive unit farther out of the city core.

Room Tip: The Deluxe Room faces the nearby A-route, so there is some noise. We slept with the window open, and...

I stayed 3 nights at 69 Bb.
Is situated in vauxall, is not touristic and not right in the centre but tube and bus station are 5 minutes walk from bb
We found good also the night bus (88).
The room and the common place was very clean, and when you enter in the bb you feel the vibrations.
Our room was very little but enough to sleep... And there's everything you need (tv radio iPhone dock minibar tea coofee and wifi everywhere )

There's a common room where watch tv or read a book.
The staff was also an important part of the bb because everyone is helpful, especially Kanley is great
Best thing is the breakfast with all fresh products, everyone sit in a table like a big family... But the best best was the Kanley fruit salad, best in London!
Highly recommended!

I stayed in London on business trip and I must admit that the choice of staying in a B and B was the best I have never done. It was like being in a family. I never felt alone, there was plenty of attention. The warm welcome and the care are unique. The cleanliness of the rooms and the all house is perfect. The amusing climate during the breakfast turns the day into a ray of light and the variety and quality of the food served is superbe, especially the fruit salad, served fresh every morning!
Next next I stay in London, I will definitively come back again!

They do the little extras here to make you feel like family. Facilities are very clean and comfortable and the breakfast is great. I agree with all the good thing that other reviews list. They were especially nice to me as I had a sprained ankle and was offered a short ride to a nearby location. Made my day!
