Apartment 45 has no openable windows and no air con - which made for a very uncomfortable weekend in wonderful Liverpool. Absolutely no advice on WiFi setup - the network didn't even appear when searched.

I was intially cautious after reading all of the awful reviews about this place. We booked into a penthouse apartment (Num 47) and of course we had nothing to worry about! We found the building quite easily using google maps and Stef checked us in. The apartment was stunning. Very clean and well dressed. Bathrooms were spotless and hot water was continous. We had plenty of clean towels and every room was clean. Kitchen was modern and we had everything we needed to host a dinner party for 8 later on that evening.The views were amazing and to sit on the balcony with a glass of wine in the evening was fab! We also had access to 2 balconys. We are already looking to book our 2nd visit and I suggest if you are booking with L3 Living, give them a call as they are all more than happy to discuss your requirements and if you want a balcony, just ask if its possible to have one, if you want a river view, make sure you ask for one (only £5 per night extra) We knew what to expect from the day we booked and were not disappointed.

Room Tip: Ask for a penthouse if one is available and a river view!

To all thinking about booking here. DONT!!!!!! Have just returned after staying in these so called luxury apartments. Like the last person to review previously the only good thing about these apartments is the location! We paid extra to stay in a larger apartment with balcony and two bathrooms. Check in was terrible. The apartment was absolutely boiling hot when we walked in and i mean boiling hot!!!!! We asked the girl to turn on the air conditioning or where was it so we could turn it on, she was unsure disappeared then came back with 2 of the oldest looking fans you have ever seen. Guess what, they were both broken and were frankly dangerous. There are floor to ceiling windows but you cant open any of them. The sofa was filthy, the floors were filthy, the sink and tubs/shower had not be cleaned. One of the bathrooms we could not use as the thermastat was broken so you only get either freezing cold water or boiling hot water and the toilet did not flush. The balcony has only one door you can access from and was absolutely filthy. They had not bothered to clean the chairs or the floor and there was a large pot outside full of cigarette stumps. Not even any milk left as a courtesy so you could make a cup of tea. No washing up liquid either to clean dishes i sink. Then we get to the bedrooms....The second bedroom had no quilt on the bed and under the bed was disgusting. There was a quilt in the wardrobe which was covered in what looked like yellow piss stains and was absolutely filthy dirty. Why would you even leave that in there. It was terrible terrible terrible..........The hotel below was lovely and i suggest you book in there as it is nothing to do with the apartments above. It was beautiful with lovely staff and we can only say we spent most of our time in there to avoid going back to the apartment. I am surprised that trip advisor rates this hotel. 3 other couples we met were also staying in these apartments and were just as horrified as we were.....................

The only good thing about these apartments in the location! Rude staff no one checked us in properly showed us how things work etc. beds we terrible and were so old we couldn't sleep properly. Tatty furniture with cigarette burns and holes in! Shower fitting loose fake tan stains on bathroom tiles. Dirty windows and just needed a good clean! Sky tv but no channels only sports! No I pod docks just genrally not a pleasant apartment needs lots of improvement would never stay here again!!! Not worth the money!!!

Took my 20 year old daughter to realize her dream of a LIVE game in Anfield's Kop! We chose the L3 for a week stay & were not disappointed! An apartment is so much nicer then 4 walls and a bathroom. Stellar Merseyside views from our balcony overlooking the Princes Dock. We were on the corner so we also had a view of Liverpool's Three Graces. Seeing the Liverbird at almost it's same level was amazing. We woke our first day there to find the Queen Mary II had docked sometime in the early morning hours. Our apartment had 2 bedrooms,2 baths, well appointed kitchen & living dining area. We had a glass balcony that came off the living room and ran the length of the apartment. Lovely waterfront views from everywhere w/ the exception of the baths. Apartment was very clean w/ the exception of the exhaust fan in the bath. Flat screen tv's modern, bright, minimalistic decor. A five minute walk to the Albert Docks with many food choices, Beatles Story, & Maritime Museum. Just a 5 minute walk to dozens of downtown restaurants, Liverpool 1 shopping as well as Old Hall Street. Grocery stores if you're eating in. 6 to 7 minutes to the Cavern Club & Cavern shopping area.It just doesn't get any better.After all there is to see & do in Liverpool come in and drop in your comphy, fluffy, down bed. Bath included nice towels & toiletries. My only complaint is the parking is really expensive(15 pounds/day) & should be included as they have their own private lot. You can arrange your own nearby for as little as 3 pounds per day & a 10 min walk down the waterfront. Absolutely LOVELY. When reading these reviews it's obvious the units are individually owned & maintained. We booked through booking.com & we got to do the happy dance just like on their commercials!! My daughter got to see one of her heroes retire & we got to stay in comfort & style. Liverpool was great! Would highly recommend apt 4 on the 7th floor!

Travelled to Liverpool for Grand National weekend and needed somewhere central to stay without breaking the bank (booking early is key to avoid high prices for this period).

This is the second time we have stayed in the L3 apartments and we were slightly disappointed this time. Last time we stayed they were very new and everything was lovely and worked well. This time whilst the apartments are still good, we couldn't help but feel minor maintenance had been neglected, which is a real shame as these really are great little apartments in a fantastic location. A few examples of this are that both heaters did not work, the one in the bedroom wouldn't turn on and the one in the living room turned on but didn't get warm. The ironing board was also broken, which was again quite frustrating. Plus just little light switches and door knobs are sometimes slightly broken/worn.

That said the apartment themselves are great, nice little bedroom with a decent sized wardrobe. Modern bathroom, good kitchen and a comfortable living area with a decent TV and Sky sports! They are in a great location, 5 minutes from the Liverpool One, Albert Dock and main rail stations.

I would stay here again, but just think they should give the apartments more TLC. Oh and the parking charges are ridiculous.

My husband has just taken me to l3 living for a suprise birthday weekend away and all I can say is wow the staff are love the apartment s are gorgeous we had a dock view lovely and quiet.. it was breath taking you were a walk away from the l1 shopping center and no more than £4 in a taxi (delta) away from food and entertainment. I would recommend these apartments to anyone looking to get away in liverpool because they are simply beautiful.
