We walked to the Newport from the rail station. It took about 15-20 minutes up a very steep hill. Later we discovered that there are two or three buses that stop by the guest house (ask for BBC Radio Lincoln), or the Walk and Ride bus that stops by the Castle. I'd advise anyone coming by coach or rail to get the bus uphill unless you are superfit.
The people that run the guest house told us that check in was at 4 o'clock but we were arriving earlier, so they got the cleaners to do our room first and gave us a number code to punch in for entry and left us a key in the lounge to get into our room at midday.
The guest house is two houses with a common entrance. It has a large lounge with a TV and well-stocked bookcase, so if you get wet weather you don't have to stay in your room. There isn't a stairlift.
Breakfast was plentiful, not greasy and tasty. I didn't warn her that I drink only decaff coffee and soya milk, but she had stocks of both. There is a fridge in the breakfast room where guests can store perishable items, though you should check that it's okay to do so first.
We took a family room for only £5 a night more than a double. There were two beds in our room. The double was large enough for two large people and very comfortable. I found the single uncomfortable, but there was another single mattress underneath the double, so this could have been put on top of the single to make it ok. Our room was on the top floor. It was bright and airy, plenty of storage space and had a TV and an ironing board, but only one chair. En suite was adequate size with a shower, toilet, washbasin and shelf space. Towels and hot water plentiful. Rooms made up every day and coffee/biscuits restocked.
It's a short, level walk to the shops, attractions and restaurants in the old part of town. The bistro next door to the guest house wasn't open when we were there, but we ate well in No 14 (french) bistro and cafe zoot in bailgate and gino's (italian in gordon road, off bailgate overlooking the castle). lincoln itself is very interesting. plenty to see and do. if you want a change of scenery from the ancient, there are big and small shops and a big stretch of water near the bus and rail station with bars and restaurants overlooking the water and you can take a boat ride or hire one. buses out of lincoln on sunday are virtually non-existent, though you can get to grantham. we went to newark on the train. another interesting old town with a big market square, intriguing alleyways and riverside bars and restaurants.

Room Tip: The family room was only £5 more expensive per night than the double. If you're not very mobile...

We have just spent a week in this excellent guest house. It is no frills but everything you need is provided, a comfortable, very clean, en-suite room, digital TV, free wireless, tea/coffee and biscuits and a short walk from the Cathedral. Free parking and an excellent breakfast makes this the perfect low price accommodation in Lincoln. The staff, although not around all the time, could not be more helpful. Highly recommended.

Really pleased with the service - we booked in march/april time and they didn't want a deposit. When we arrived we were made very welcome by Mike and we enjoyed a lovely breakfast served by Carol who is a great asset to the guest house.
Overall the rooms were clean - the only thing I would say is that you need to remember to take soap or shower gel! But other than that would highly recommend.

been coming here 8 years now welcoming owners Mike & staff - clean bedrooms all ensuite genuinely friendly with local guide from Mike to help you find best places to visit during your stay all at very reasonable cost
located on Newport near 2,000 year old roman arch & near (5mins) to Castle & Cathedral & an array of good pubs & restaurants

My boyfriend and I stayed here for a weekend as we were going to a wedding at the White Hart Hotel. We were given one af the family rooms at £55 a night - a real bargain. The rooms were really well decoarated, clean with lots of storage if needed. The room seemed really soundproof.

We only had one towel but told them at breakfast and were given a new one straight away. All queries before and during our stay were dealt with quickly and very friendly.

The breakfast was delicious! A variety of cereals, yogurts, full English cooked to your reqs.

The position of the Tv was a bit odd, above the head end of the double bed. But we just turned round to watch the rugby! Plus there's a guest lounge with a but tv, books, DVDs etc.

The black folder written by Mike is really useful and just wish we'd had more time to explore!
