“Great location for tramlines.”

Very friendly staff. Lots of stairs so could be a problem for the less mobile.
Our room was cosy (small) but as we were only staying one night that was fine.
Breakfast was great. Limited parking, so check situation if travelling in the summer season.

Absolutely brilliant hotel. This hotel is close to all amenities and opposite the South Pier.and the Golden Mile and Blackpool Pleasure Beach a two minute walk away. All the Shops and pubs close by. No road or traffic noise heard from my room, my single room was spacious for myself. Room and hotel very clean and spotless, the bed is very comfortable with clean sheets, and the breakfast is superb - quality bacon, sausage and eggs sourced locally and is very tasty along with various cereal and juice. The hotel is family run and Linda is superb and very helpful, she has customer service down to a tee. I would highly strongly recommend this hotel and will not hesitate in staying here again, it would be my default hotel if i am any where near Blackpool.

Needed a last minute stay over after working at the Pleasure Beach. Linda was very friendly and accommodating. She even made me breakfast when i needed an extremely early start the following morning. Room was perfect. Hotel was 5 min walk from work. Definitely stay there again.

Fantastic hotel. Close to all amenities and opposite the South Pier. Blackpool Pleasure Beach a two minute walk away. Shops and pubs close by. No road or traffic noise heard from our Sea View room, which was spacious for a family of two adults and two teenagers. Room and hotel very clean and the breakfast is superb - quality bacon, sausage and eggs sorced locally. The beds were very comfortable too. The property is family run and they are superb hosts. I would highly recommend this hotel and will not hesitate in staying here again. It was because of good feedback on trip advisor and other review sites, that I booked this hotel myself. I would recommend that you book direct with the hotelier and not use other third party sites.

Thankyou for such a lovely stay at the hotel. Everything was spot on and staff was very welcoming. Very tidy rooms highly recommended!!! Breakfast was great and customer service was excellent!! Thankyou again x

Stopped for one night only to take the kids through the lights. As a family of 5 we struggle to find a b&b to get in but the family room in the hawkes was ideal for our needs.
You are greeted on arival like a friend and nothing was to much trouble.
Our family room was on the top floor and we had lovely views of the promenade and the sea front.
The room was exceptionally clean with fresh bed sheets and pillows on all beds and modern fixtures and fittings throughout. The bathroom although being a tad small was also clean with plenty of hot water and a nice shower cubical.
The choice and quality of breakfast could not be faulted.
I've stopped in many blackpool b&b's and for a great value family base this place is head and shoulders above the rest.

We'd stayed here before so I rang and booked two nights direct with the owners. Throughout the booking process they were friendly and helpful, even when I changed dates a couple of times. We arrived a day early after having a poor experience elsewhere, and having phoned ahead knew that there was going to be no problem.
Our greeting at the door was like coming home. We were given a lovely big family room with a nice big bed, ensuite and modern tv. The high victorian ceilings gave the room an even larger and more spacious feeling and the lovely curved corner bay window offered unparalleled views of the prom and the street through about 270 degrees.
Breakfast was as good as before, fresh farm produce, choice of cereals etc. and Linda even asked us what time we wanted it, (a far cry from the Great Yarmouth hotel we'd stayed in earlier in the week where breakfast was a regimental 8 to 8.30am).
We stayed three days in total and felt very relaxed and welcome. We will be sure to return here any time we are back in Blackpool.

Room Tip: Front rooms have good views of the prom.
