Firstly it is not a hotel but a b and b! There are steps at the main door and inside. No one helps with your luggage or buggy.When we knocked at the door they didnt know who we were or why we were they, very unprofessional!!!
We were brought into the 'bar' which was closed and is just a normal sitting room. The staff are not helpful and very nosy! We were led up to our room by a woman in her pjs! She didnt know how much the room was or how long we were staying. We were ripped off!! It is very expensive. If you go to the main street there are nicer b abd bs for 15 pounds a night.
Our room was TINY!!! We all couldnt fit in. My friend slept on the floor as our bed was horrible with springs sticking out. It badly needs a new matress. The bed sheets had mascara and 'other' stains on them. Underneath has a waterproof sheet that was ripped with holes and stains on it also. We flipped the matress but both sides are bad. The bed was never re made for us.
The tv is small. The cups, tea, coffee and milk were never replaced along with the bins that were very small and over full. Our bathroom towels were smelly, old, stained and had holes in them and the few that we had were never changed. You can barely fit into the bathroom its so small. There isnt a proper door but a slide thing more like a bread shutter. There is very little privacy as it doesnt shut properly and no window in it also.
The window in the bedroom doesnt close properly. The shower doesnt work its either too cold or burns you! The shower door doesnt close properly so the bathroom gets soaked and becomes slippy. They offer ' free' toiletries which is a half bottle of used shower gel/shampoo and a bar of soap. Our bedrooom is by the main door so noisy. The curtains are very light so you cant sleep well. A dog barks all night out the back. There is no view but a wall. The ironing board is out in the hall as it doesnt fit in our room. We could hear a couple above us all night! I thought they would come in above us! we did not book breakfast but was never even offered a drink of water!

Had a fantastic break at this lovely little property directly opposite South Pier. The staff were tremendous. Paul and Josie made us feel really welcome. It was heartbreaking when we left on the Friday. The food was tremendous - Josie even went out of her way to make Macaroni Cheese for our fussy little 5 year old! I personally had never had a more enjoyable stay anwhere else. Your staff are a credit to you both! Hope to see you soon!

Had a great Monday to Friday stay at the hotel, great value for money, had lovely breakfasts and dinners each day. Paul and Josie are good people, very easy to get along with and there is a lovely relaxed atmosphere. Very handy for South Pier, Pleasure Beach and tram and bus stops two minutes away from house to go further afield. Special thanks to Margie who looked after us and made sure we had everything we needed. Paul's family and friends were very nice and friendly too. Appreciated the lift to the train station Paul and all the best for Monday. Thanks for a great stay. When next in Blackpool will defo stay again. Rosie, Jonny and wee Katie. (Glasgow - Bonnie Scotland).

After reading the lovely reviews on here about the Waters Edge Hotel my friend and i were excited to reach Blackpool and see our accomadation and meet our hosts . After arriving we were greeted by Paul who did not seem to know why we were standing on his doorstep , his sister arrived shortly afterwards and showed us to our "room" .

As she opened the door i felt my heart sink , the room was tiny ! The bed was squashed in to the room leaving very little space to move around if any space at all .....the bathroom had no door but a screen that didnt close properly so it was very uncomfortable . We left our basket of free lotions and body wash in the Britannia Hotel in Manchester where we had waited the night before going to Blackpool because the Waters Edge website had stated free tolitries would be available in teh hotel , no such luck ! We recieved for three nights one bar of soap and a used bottle of shower gel/shampoo that was half full . The shower door did not close right and the towels had holes in them and we had no change of towels sheets /milk /coffee in three nights and our tiny bin was not changed .

The matress was the worst part of the room as every spring was broken so the bed was so uncomfortable so i slept on the floor the first night ! There is a dog at the back of one of the houses close to the B and B and the dog barked through the whole three nights !

We should have been given a change of towels each day , new cups and milk and the bin should have been empied . Also the matress needs changing and the room could use a deep clean .

The hosts did seem nice and im sure there is much better rooms available , there is a nice longe /bar . We didnt pay the breakfast and fee we paid way too much for the three nights.The location was good .

meals could not be faulted exelent company and loved talking with all staff thanks for a wonderfull stay at your b@b will recommend your b@b to all our friends going to blackpool

After being evacuated from are councel flat FY44RX Blackpool on the 29th May 2012
we went and stayed here at
The Waters Edge Dean Street Blackpool
the owner Josie & her partner Paul were so understanding they took us in straight away that night with out regards to payment.
Josie give me the key to her laundry room and give me axess to her kitchen when are family came to visit us.
Simon and I could'nt have picked a better hotel to stay in,everything was so clean and bright, they had the most beautiful veiw from lounge window of the prom & the sea.
we moved out Monday 9th July into are new home. We would like to
Thank them both for there hospitality and there kindness, They are Beautiful kind heart'ed people.
We would recommend Family and Friends to stay here 100 %

All in the Blackpool Gazette (paper) ... Wednesday 30th May and 31st the Councel have alot to answear for :(

Had a one night stay, and can only say I wish I had booked a week! Comfy bedrooms with everything we needed, and the owners were second to none. Breakfast was excellent. Choice of everything we wanted, and a lovely full english- with no grease :) There was nothing that was too much to ask- even letting us leave our bags there on the day we were leaving so we could go round the pleasure beach without issue. Thanks guys, you made my birthday so much better than I thought it could be. Will definitely be back to you when we are up Blackpool way.
