On first entering No1. Park Road, a feeling that you are in the hands of a couple who really care about the quality of your stay pervades. Our room was spacious, well equipped and comfortable and the ability to borrow DVDs and CDs was a good touch - not to mention a caffetiere to make real coffee in your room and supplies of fresh milk to boot! The quality feel extended to breakfast - well cooked if English is your thing and no nasty little packets of butter. They even have Marmite for the complete experience!

The Burtons are both charming and knowledgeable about the area and clearly enjoy what the do - that is - providing a very civilised and welcoming "home from home" for anyone staying around Windermere. Not to be missed.

Mary & Phillip welcomed us with tea and cake, made us feel at home and were truly the most perfect hosts for our long weekend in Windermere. The hotel itself is lovely, full of character, very clean and our bedroom was larger than expected.

With only a 10-15 minute stroll to the lake, the location is excellent with the added benefit of being away from the hustle and bustle in Bowness so you can get a really good nights sleep ready for walks along the Landale Pikes the next day.

Breakfast was a treat - amongst the norm were fresh fruit salads, omelletes made to order, fresh croissants and if you're lucky Phillip's Banana Smoothie.

Would we stay there again....absolutely! Thank you to Mary & Phillip for a wonderful stay,

My husband and I have just returned from a lovely 3 night break at '1 Park Road'. It was home from home. The accomodation was lovely, the room was a luxury one and we thoroughly enjoyed the use of space, with a sofa and flat screen tv. There was a fridge on our landing with fresh milk for you to use in a little jug - lovely idea, yet so simple.

Mary & Philip were lovely too - amusing us with their jovial banter.
The breakfasts were really nice too. Thanks for making my 40th special. Best Wishes, Jane & Steve from Cheshire. xx

My partner & I had a lovely stay with Mary & Philip. They were extremely accommodating & helpful & provided humorous discussions over breakfast about which activity we would partake in that day. The accommodation is clean & comfortable with some lovely touches (iPod speakers, DVD player, real milk rather than UHT) and 'Yes' the breakfasts are great. You should try the omelette with the works! Great location & very quiet despite the close proximity to Windermere centre. Thanks loads for looking after us. Paul & Kay

Mary and Philip went well beyond the call of duty for my grandmother and I .... booking us into a lovely hotel for a decadent high tea was one of the highlights! The twin room was spacious and self contained .... everything for a comfortable stay was provided. Breakfast was a treat aswell .... nothing was too much to ask for,
Highly recommend this as a B&B in Windermere - it became more than just the place we stayed in the Lake District - but played a part of what was a great holiday,
