Just spent two nights at The Boundary. What can I say ..... The previous author of a review must be particularly fussy and I thought their opinion down right rude! It is the best B n B we have ever stayed in and a refreshing change from those with nylon sheets from the 70's and 80's!!!

Yes there are a few snagging problems but as the Boundary has only just been refurbished, these small things (as we all know when we update our properties or buy new) have a habit of happeneing. We too noticed the strong chemical smell but poor Steve is at a loss and is trying to rectify the problem.He is actually considering taking the carpet, underlay up and replacing.

The decor is superb abd the situation perfect - halfway between Windermere village and Bowness. I would recommend the Drunken Duck for dinner and also Rambla in Windermere.

We would definitely go back.

A bit disappointing

We have just returned from a weekend stay at The Boundary. We stayed in The Hobbs Room which is tastefully furnished but let down by a few minor points. Unfortunalely previous reviewers were right about the strong chemical smell in the room and the dodgy taps in the bathroom. I mentioned about the taps but nothing was done to fix the problem. The shower was superb . Breakfast was delicious but served a little late 9 -9.30. I wasn't particularly impressed that neither of the hosts were there when we arrived and paid up (but I guess other members of their family who were clearly not au fait with hosting guests). Overall it was pleasant enough and the location was ideal for walking up to Windermere or down to Bowness but a few minor let-downs tainted our enjoyment and I felt that at £260 for 2 nights it was over-priced.

Hello. I thought you and other Trip Advisor members might like to know that as of January 20th The Boundary's occasional chemical smell problem is resolved. This was done by removing all the original acoustive underlay, laid at considerable expense last April, and replacing it with a different, carefully checked and smell-free variety. The problem with your bathroom taps is also now resolved, and I can only apologise that nothing was done about it while you were staying. Loose taps are the sort of initial teething problems that can happen when you completely refurbish a guest house. Two rooms have this particular tap and I would not buy them again, but we had no way of knowing they would be such a nuisance. As for breakfast, we do normally only serve between (roughly) 9 and 9:30 but guests are welcome to ask for it to be served a little earlier or later, and often do. I do hope you give us another chance in the future.

Great B&B situated half way in between Windermere & Bowness. 10 minute walk either way and you are in the thick of things. Superb position for exploring either town and the whole of the Lakes.

5 bedrooms, all newly refurbished and it's clear that the owners have invested a lot of money it making it as comfortable as possible. We stayed in Hobbs, a large bedroom overlooking the road. Sound insulation was good although it is a very busy road during the day.

Kingsize 4 poster bed, firm mattress, big pillows, slept like a log on both nights. Couldn't hear a thing from other rooms which is unusual from a Victorian house no matter how well insulated. Thick carpet, flat screen TV and a host of other goodies. The bathroom was the best we had ever stayed in. Massive bath and walk in shower for two...complete with good power for a change.

There are two rooms downstairs. The 'snug', a place to read, have coffee etc. in front of a fire and the breakfast room. Ultra modern (as is the feel of the b&b in general), great breakfast, good choice.

My only criticism is that there are still a few bits that need 'snagging' which is totally understandable for somewhere that has just been completely refurbished. As an example, the taps in our sink came loose on a couple of occasions - no big deal.

All in all, we would absolutely stay at The Boundary again. The host, Steve, went out of his way to make our stay comfortable and for quality of accommodation, it was one of the best b&b's we have visited. Worthy of 5* and a silver award – absolutely.

Bad Smell

Nice host but experience ruined by chemical smell in the room, possibly being from the carpet or underlay. We returned home after 1 night.

Although disappointed by the weather (it rained heavily and continuously), we were delighted to discover the recently renovated Boundary B&B between Windermere and Bowness-on-Windermere. It was a luxe and modern retreat in a top location within walking distance of Bowness and Windermere, something to look forward to at the end of a wet day.

We stayed in the MacLaren room (there are 5 individually appointed rooms); facing the back of the property, it was spacious and quiet. The bed was super comfy with top notch linen, and the bathroom had underfloor heating, bath/shower, double sinks and heated towel rack. The toiletries are nice but not in individual containers, bonus points for providing cotton wool pads.

The breakfasts are excellent with a choice of 5 options (kippers to be ordered the night before), plus whatever you like from the well stocked sideboard. I particularly loved the croissants and fresh juice. Coffee is plunger, shame there's no espresso.

The hosts are helpful, a short discussion about dining options in the area is provided in your room. (We agree, the Drunken Duck Inn is well worth the trip, try lunch if you can't score a table for dinner, but we really cannot recommend Lucy 4 at The Porthole) The directions provided on their website are pretty good, but the sign out the front is not really obvious in the pouring rain at dusk. We were offered the option of leaving our bags if departing a long time after checkout, but didn't take it up. Other good points include free wireless internet and parking.

The only (slight) negative, this level of comfort and quality comes at a price, this is not a cheap place to stay. Still I would definitely stay here again!
