Booking is simple; owners are polite and very helpful. Overall experience of stay here is great, hence why we return so much!
This was our 3rd stay at Orchard House and we have already booked to return to the house now known as our 'Upside down Lakes house'. This is because as a family of 4, we sleep in the 2 downstairs bedrooms, which share a bathroom (with electric shower over the bath) and the set of Grandparents 'escape' upstairs to their En-suite bath roomed King size dual aspect bedroom! However all adults get to 'escape' upstairs to the large lounge to watch T.V. or sit in the sun on the balcony while the children play on the play-station downstairs in their downstairs lounge section or watch T.V. channels of their choice, or just play with their toys!
The well equipped kitchen is downstairs and we get particular use from the washing machine - we walk in any weather and often our kit is filthy! We also fill the freezer on arrival, as I have no intention of shopping whilst on holiday! We even used the fish and chip van for the first time this year (Thurs nights in the swimming pool car park 5.30-6.30pm approx) and watched our fillets be battered and cooked! The swimming pool is outside and heated and open for the summer months, run by volunteers. On a hot day it is a treat to swim outside in our country.
The house has always been extremely clean and well prepared for our visit. Although it is sited just outside of the National Park, getting to the A66 is only a few minutes drive and from this a lot of the Lakes can be accessed in under 30 mins or less. Ullswater, Keswick and Derwent Water, St John's in the Vale, and the Ospreys at Dodd Wood around Bassinthwaite Lake are all about 20 mins drive away and Thirlmere/ Borrowdale approx 30 mins drive away. We walk everyday and after 3 weeks have never driven more than 30 mins away and have completed different walks each day and I still have plenty more to do! If you are located around one particular Lake, especially in the southern area it can take longer than this just to leave the lake you are sited and not easy to experience many others.
An added extra to this accommodation is the friendly 10 year old girl next door. She has become a holiday friend to my boys and loves to kick a ball about on the back garden when we have returned from our day out. She is not intrusive, extremely polite and obviously knows that not all guests want a holiday friend, but for us she is another reason why we intend to return to orchard house for years to come.
If you want family space, clean and well cared for accommodation within easy reach of many Lakes and the Eden Valley- Orchard House is a great find!

“Excellent home and location for a family holiday”

Spacious home in charming small village. Two lounges with TVs catered for needs of both adults and children. Close proximity to the Lakes and the Eden Valley ideal for for either a relaxing or 'activity filled' day out. Boot and Shoe pub with child friendly atmosphere ideal for both meals and relaxing drink. Service both in pub and Post Office and in Greystoke in general very friendly.

“Everything you could wish for !”

The booking experience was fast and communication with the owner was brilliant.
On arrival we were stunned with how well the property looked. The gardens were well kept. Inside the property was light, spacious and welcoming. Flowers, bottle of wine and milk in fridge was a lovely touch. The house was very clean and there was everything you could need for an enjoyable stay. The owners have obviously put great thought and care into making the stay at the house as homely as possible.Don't worry if you forget to take something with you because you will probably find it is already there.
We had wonderful weather, but if the weather had not been so good then the house has everything you would require to still enjoy your holiday i.e large spacious rooms, 3 tvs, sky, playstation, books , dvds. There was a magazine rack full of leaflets with walks to do and places to go.
Greystoke village location was far better than we thought it would be. Having a car meant it was no problem to visit anywhere in the lakes with ease. The village itself was beautiful and peaceful. The locals were all very friendly. The Boot and Shoe pub, just down the road, was charming and friendly with good beers and fine foods on offer.
Our only regret was that we were only staying for 4 nights and wished we were staying for longer. We definately would like to return to Orchard House.

“Amazing place to ever be”

This house had everything you would ever need in a home.It was like being home away from home.There is absolutely no need to take anything with you.House has amazing views from every room and enough space for kids to ran around.2 reception rooms was a plus and an open plan area so you could keep your eyes on everyone.There is a morrisons supermarket 5mins away for all your shopping needs and the owners had fresh flowers, wine and chocies waiting for us.Will definately visit again and again.

Orchard House sits in an extremely peaceful village near Penrith. There is plenty of room to relax and unwind after a busy day sight seeing and climbing mountains. Its a perfect retreat to come back to after exploring the fantastic countryside or looking around the quaint villages around about. We have visited Orchard House a number of times over the years and are always happy to go back as it's like home from home. There is everything in the house you need for a family holiday. It's well equipped with washing machine, fridge, freezer, TV's, games and many more home comforts.
The village itself is small, however there is a pub at the end of the road that makes delicious pub grub if you're tired of cooking. The Post Office stocks a minimal amout of groceries but it's only approx 5 miles to Penrith where there is a lovely selection of shops and a supermarket. It's well worth a visit to Orchard House, we love it more each time we visit.

We found Orchard House a home from home with everything we needed. There was plenty of space for us to relax. The house was well appointed and in good condition with a high level of cleaniness. The Village is lovely and quiet, the village pub is great for a good home cook meal. Cant wait to return next year!!
