Loved everything about this hotel, the room, the service, breakfast... Everything! Breakfast was so different to anything I'd had before and was beautiful! Would definitely stay here again and would recommend this to anyone.

Don't be misled this is not a hotel, on the positives a good guest house but on the negatives too expensive, and as with anything that over promises and under delivers if you book it thinking it is a hotel you will feel cheated, if not ripped off at £199 for a superior room. Furthermore, there are no 5 star accompaniments available in the room not even a bottle of water. Finally don't expect service, breakfast is self-service to be eaten in your room or the guest lounge.

Terribly sorry and suprised to read your comments. It seems our accommodation was not what you were expecting on this occasion.

As a small guest accommodation provider we provide an informal and relaxed atmosphere, a 'make yourself at home' place in a desirable 5 star situation.

Whilst our buffet breakfast is a 'help your yourself' style we do offer help and assistance with anything at all during your stay and I hope you should have felt this had you had any queries during your stay.

We try to be as competitive as possible with our rates in the area and it is terrible to think that as a guest you should feel 'ripped off', we hope we are able to resolve this directly.

We spent a night here after four nights camping. We were in room 1 because we had our dog with us - dogs are only allowed downstairs. The room is large with an enormous, extremely comfy bed. There was no problem with us arriving in muddy walking gear and the guy on the desk was helpful with info for local walks. Breakfast was interesting and unusual but enjoyable. The down side to our stay was the noise of voices at 7.50am when people were preparing breakfast. There was a loud male voice which seemed to reverberate around the hall outside our room and certainly cut short our lie-in. We could also hear traffic noise as we faced the road though was was less of a problem than the talking. Overall we had a good stay but I do think that £20 extra for the dog was excessive.

Room Tip: Don't pick a downstairs room if you can help it due to early morning noise.

Thank you for taking the time to leave your comments. Sounds like you had a plesant stay. We can only apologise that you were woken in the am. We have not been able to clarify what or who it may have been however each member of staff has been made aware of your comments. Being dog friendly accommodation we do have to account for the extra cleaning required following a dog's stay, we agreed that £20 was a reasonable charge including any left over sauasages at breakfast! Thanks and hope to see you again ;)

A B&B made for two. Room 3 was good, nicely furnished. Please note the bed is exceptionally high and requires climbing into, and is also very hard. (we were told on check-out that a mattress topper was available, but there was nothing to tell us that in the room). Also the leather sofa is very low and is at the side of the TV so you have to sit on the bed to watch. Two chairs and a small table would have been preferable. The bathroom was very good, roomy and had a good size shower and a spa bath. Teas and coffee in the room, no bottled water. The breakfast was very good, lots of choice, and there is a very pleasant dining/sitting room to eat in. Room cost £159 (Friday) and £199 (Saturday) so not a cheap option.

Room Tip: Front rooms overlook the village so there's always something to look at.

Thank you for your comments. Following your review we have now moved the sofa in room 3! It is now under the window which allows for TV viewing. Regarding the mattress, sorry to hear it was not to your liking. We don't actually have a mattress topper available, I should have been more clear to state we could have used a spare duvet as a mattress topper in order to soften. All of our mattresses are individual to each room, therfore we offer a mix of soft and firm, so please do enquire as we would hope to welcome you back to stay in a room which would suit your sleeping requirements. Just a note the crisp wintry days are a good time to visit Grasmere and also we have some great special rates available. Thanks again

Lovely hotel. We stayed in a Superior room and the bedroom and bathroom were both beautiful; super-king bed, spa bath and a huge shower.
The staff were welcoming and helpful and the help-yourself breakfast is fabulous.
If you want a 'proper' hotel (room service, 24 hour service etc) this hotel isn't for you, but if you would prefer a real get-away this is definitely a good choice. The hotel provides organic toiletries which smell lovely but I'd advise you bring your own shampoo/conditioner if you're picky!

Glad you enjoyed your stay with us :) Just a mention about our toiletries from Pure Lakes which are organic, they are free from any harsh synthetic additives. So unlike many off the shelf brands are much more natural for your skin and hair, hope to see you again.

4 of 5 stars Reviewed September 30, 2012

My husband and I stayed here for two nights in bedroom 3 (the one in the picture above) which is one of the ones with the 'huge' 4 poster bed, it really was huge and very comfortable. The room was large and clean, with Sky TV and a Bose radio. The staff were friendly and helpful and there is a large dining/lounge area for guests. The hotel is right in the centre of Grassmere, with ample parking out front and it is literally a stones throw from the local restaurants, shops and pub, and a 10 minute stroll to 'Dove Cottage'. Breakfast was the only slight disappointment, the set up is that you have to go into the kitchen which is across the hall from the dining room and help yourself to a continental breakfast (which is very nice) and then carry it through to the diningroom and find a place to sit, either at the table for 8 or at tables for 2 which are a little low for eating at, this is also the same for tea/coffee etc. At this price I would expect a cooked breakfast with tea and coffee served at my table. This is the reason we have only given it 4 out of 5.

Room Tip: Room 3 has a huge bed, Room 4 has a balcony.

It sounds like overall you had a enjoyable stay with us. Our breakfast is alternative to a cooked full english which on the whole is appealing to most people as we offer a wide ranging selection including hot and cold options. We can only apologise if you were expecting to have a fully cooked breakfast on this occassion. Hope to see you again.
