“Very clean and great value”

For the money this is the best hotel I have stayed in. I have paid a lot more money for much worse rooms.
It is very clean, the room was massive, the breakfast is good and the welcome is warm what more do you want.

Stayed there for 2 nights, room was clean , bed very comfortable, we were in room 8 and had a seperate sitting room, breakfast was included in the price and was plentiful.
Had to pay £5 for the parking permit ,got the money back when permit was handed back.
Staff were very friendly and helpful.
would stay again if in the area.
all in all very good value for money.

Room Tip: in a quiet area, room 8 as a seperate sitting room.

Hotel is on a quiet road with parking permit supplied.
Owner and team are all very helpful and friendly and did what they could to accommodate our requirements.
Breakfast is plentiful and tasty if a bit low on choice.
So why not top marks? After reading other reviews I think I expected something more. It is a nice friendly but fairly old fashioned B&B.

Yes price was ok! None of the little lights worked,bed was shocking, needs updating!

Cosy hotel with extremely friendly and pleasant people, very helpful - they make you feel at home and are always ready to give you a hand, whenever you need. Rooms are very well laid out (TV, tea and coffee facilities, free wifi access,...), quiet, clean and comfortable. The lounge is bright with a TV and a large window, the dining room is convivial and welcoming. Breakfast, which is included in the reservation, is wonderful with a large choice of food and very generous portions.
Location is also excellent, 10 minutes away from Hull city centre by bus, with services running frequently. Also, you can find many restaurants close to the hotel.
I have stayed there twice and will definitely go back when I am next in Hull.

This is only a small hotel but welcoming and good value. Our room had a separate "living room" with the tv. in and a settee which we found excellent. Much more comfortable than sitting on the bed to watch. Room clean and comfortable. Location for us was excellent as it was only a short walk to the bus stop. Buses were frequent and only a 15min ride into the city centre so no need to take the car and spend time looking for car parks. Princes Avenue, where there are lots of eating places is within walking distance (actually, so is the city centre as we did walk in on one occasion). Dining room was cheerful and bright and breakfast excellent. Also there is a large comfortable lounge with a t.v. The only downside is the "en suite" bathroom in our room was off the living area and is quite small, but it is perfectly funtional and will not put us off staying there again. Su and Chris and their staff were very friendly and helpful. Will definitely choose this hotel again if we revisit Hull.

Room Tip: We stayed in Room 8 which I would ask for again, so please don't book it when I want to go!

This is a small/little update on my review dated 3rd December 2010

All ok in 2011 - as expected.

Now - as presumed - all ok on room TV - big digital 32 inch screen - fully digital and
perfect picture quality.
Slight set-back: TV is in "livingroom"-part of the room - can not be watched while
lying in bed. This is at least the case in No. 8 - where i stayed this year.
Reckon should be different in other rooms.

Looking forward to stay in 2012

Room Tip: Make sure to get en-suite room !
