Perfect location, very comfortable rooms, fantastic hosts..Victoria and Eddie were most welcoming, with hints on where to eat and drink, where to park our motorbikes and very kindly allowed us to store our biking gear while we went off into town..can't recommend this highly enough..thanks again..

The Location is perfect. 5 mins from station and beach respectively. Very welcoming & host Victoria couldn't have been more helpful. Our room and bathroom was finished to a very high standard and had everything we needed and more. From a fridge to big flat screen DVD-TV. We were impressed at the in-room seating area. There were very useful street meaps availeable at the entryway and this proved a God-send!! To sum up if you're looking for an affordable luxury guest house in a prime spot, look no further.

Warm welcome to a spotlessly clean and nicely decorated place. We could choose our room, so stayed at the very top in room 6 which was quiet and immaculate. To come and go as you please is such a pleasure, with helpful hints and tips if you need them and space to get on with things if you don't. I would highly recommend the Phoenix to anyone wishing to stay in Hastings, for us it did not matter that breakfast is not included as it just added to the pleasure of exploring our surroundings.

Room Tip: All are lovely and en-suits excellent.

As soon as we arrived at the guest house we were offered a warm welcome by Eddie, who was more than happy to advise us of all the local amenities and attractions! The room was superb, serviced daily, beautifully decorated to a high standard in excellent taste. My 12 year old daughter was delighted to be the first person to sleep on the new sofa bed and commented that it was one of the comfiest beds she has ever slept on! There is so much to do in all weathers and so many places to visit. The phoenix is located close to the beach and new town and parking permits are presented daily for overnight stays! It was a lovley first visit to Hastings for my daughter and i have already pre-booked the same room again! Thank you to Eddie and Victoria for making our stay so memorable!

We've been in the Phoenix Guest House last week end. We have been warmly welcomed by Eddy, who also gave us good advice about visiting and dining in town.
The room and bathroom were very comfortable, with a nice modern decoration.
The only point which is important to know is that, the house being very well located in town, no breakfast is available. Good recommendations are available also, and many bakeries in town can do the job as well.

Victoria and Ed are the best of Hosts. Very welcoming and always ready with local advice if you need it, but hands-off enough that you always feel your privacy is respected. This was our third vist in four years. There has been a superb and very classy re-fit since our last visit. The Phoenix is easy walking distance from the lovely town and stoney beach. Parking is easy and covenient. the fresh fish in Hastings is unrivalled. Watch the fishermen land their catch, then buy it directly from them at half the price you would pay your local fishmonger! We took a cool box especially for this. A really lovely two night break for our seventh wedding anniversary. Thanks again, we will see you again.

We phoned ahead to confirm our time of arrival. We received a very pleasant and warm welcome. We were offered a choice of rooms. Our hosts took pleasure in showing us our room and explaining where everything was. It was a pleasure to meet people who actually give a damn about their guests. We chose room eight on the ground floor facing the street. which proved to be an excellent choice. Despite being on the road it was very quiet. In fact we overslept on the first night. The room had apparently been recently decorated to a high standard and some thought had obviously been put into the layout and furnishings.. Very adequate hanging space, hangers and drawer space plus an Ottoman for our bulky gear which is a first in our experience. The en-suite was first class with a decent power shower and hooks to hang your stuff on the door which believe it or not seem to be going out of fashion in many hotels. The only nit to pick was a glass shelf above the wash basin which got in the way when rinsing your teeth or splashing your face after shaving. We have been coming to Hastings for fifteen years for the Jack in the Green. We have never felt tempted to stay at the same hotel/guest house a second time. We think the Phoenix is what we have been looking for. Thank you for a very enjoyable stay.
