“Superb little hotel.”

What a little gem, we had a fantastic stay. The Black Rock House is a beautiful Victorian property that has been tastefully converted into a hotel, whilst still retaining many period features. We booked 2 rooms, one for us and one for our daughter and her husband as we were going to our sons wedding. We were greeted with a really warm welcome which included tea, coffee, cakes and biscuits. The rooms are quite large and contain everything you need for a really comfortable stay. There are tea and coffee making facilities including complimentary biscuits, organic tea and fair trade ground coffee, plus jugs of fresh water on each bedside table. There is a fridge which includes a jug of fresh milk. There's a clock radio including I-pod dock, a flat screen TV and DVD player. There's also a large selection of DVD's on the landing area, just help youself for a quite evening relaxing in front of the telly. A steam iron and ironing board plus a safe can be found in the wardrobe (which includes ample hangers). The shower was excellant as was the rest of the bathroom, which included high quality fittings. The bath robes were really soft and felt luxurious and each day we were supplied with fresh flannels. The rooms have really comfortable beds with good quality crisp white linen, we slept really well. There's a dressing table and good size chest of drawers plus two bed side tables all in matching oak. The room had large sash cord windows with views out to sea, the sun flooded in giving a light and airy feel. The breakfast's were to die for, the traditional English breakfast included delicious sausages and fried vine tomatoes. We also had smoked haddock with poached eggs and halloumi, vine tomatoes and potato bread. There's an honesty bar in the dining room, including beers, spirits, ice and glasses, just write down what you've used and they add it to the bill, how refreshingly trusting. Theres no dedicated carpark, however, you are supplied with parking vouchers and there is ample on street parking directly outside the hotel. We were always able to get parked easily. It's a relatatively short walk into Hastings, all downhill (quite steep). A taxi back to the hotel from Hastings Old Town cost £5. We would definately recommend this hotel and will be back in the near future. Thanks Yuliya and your wonderfull team for a really relaxing and enjoyable stay.

Room Tip: The rooms with a sea view are particularly good.

This is a great hotel to stay in whether it be for business or pleasure, i made a last minute booking and was made to feel very welcome. The service at the hotel is brilliant, the hotel itself is modern, comfortable and the rooms are great. The beds are very comfortable and i had a great nights sleep. I would definately recommend the hotel to anyone and if i am in the area again i will certainly stay there again.

Basically we loved it. A friendly cup of tea & cake/choccies on arrival, lovely breakfasts and a big sea-view room with stylish touches and a chilled-out yet luxurious vibe.

I went to Hastings in England and stayed overnight at Black Rock House on 14th May. I was greeted by
very warm welcome, provided with first class service, a brilliant room with superb and immaculate facilities,excellent breakfast with lots of choices (loved the organic sausages), and the attention to detail to ensure your stay is a memorable one.You can also park your car at the front of the building.
Even though it was just an overnight stay ( I regretted I hadn't planned to stay longer) both Lesley and Tracey-Anne provide only but the highest service, delivered in the most friendly way by providing advice and assistance throughout your stay. I was given an overview of options for dinner and chose a gem called the Dolphin Pub on the waterfront...brilliant and probably the best Fish and Chips I have ever had at a very low price.Many thanks Lesley for the recommendation. Rooms are immaculate and have everything you need for your stay.Bed is super comfortable and couldny fault anything.Would highly recommend to anyone wanting value for money when visiting Hastings.

Room Tip: I chose a garden room which was huge...all rooms have been refurbished to very high standards..there...

Just returned from a lovely stay at Black Rock House - from the moment we arrived we were made to feel very welcome by Tracey-Ann, the room was excellent, the shower was amazing, and as for the breakfast what can we say!!!!

We have now stayed at Black Rock twice - once 18 months ago (time flies) and more recently April 2012. Tracey Ann and Lesley are the super stars of B & B/Hotels management. Kind, relaxed, attentive and professional. This time we hadn't got round to booking dinner for saturday evening and they asked if we had on arrival, and then were on to it for us and had it all sorted in a trice. For two workaholics it is one of the few things that makes us leave the email at work and is our perfect place to go and chill out for a couple of days. Breakfast is as all have said, something to go back for alone, and Lesley's afternoon tea a must - you won't need much of a supper after that! Jerwood Gallery is fab too by the way - the Old Town a great peace of Bohemia to spend a few pounds. And buy a kite from the shop near the shopping precinct tunnel under the road - lovely lady works there who knows all about kiting. Enjoy!

Room Tip: We stayed in the Garden Room and the Turret Room. Both lovely.

we experienced was checking out. Reluctantly.

Unexpected luxury for the location and a benchmark to other overly liberal users of the preface 'boutique'. Great breakfast, attention to detail and decor and the warmth wasn't just provided by the log fire, sadly needed over Easter.

Excellent.

Room Tip: The turret/sea view room is comfortable and romantic.
