This review is for the restaurant not the B&B
This is a great place. Quirky and with real charm, the character of the owner really shines through. It's welcoming and easy going, very relaxed (so don't go if you're in a rush!). Food is delicious and unusual with a Stateside feel (the chef worked in Canada) - amazing pancakes and cornbread, corned beef hash, lots of veggie choices. Coffee is the best in the area. Outside seating great after a beach walk too.

Me and my wife stayed here at the weekend with our three little ones (8, 3 and 18 months). We stayed in the Living Room's family suite which has a main bedroom and then a conjoining room for the kids. The room was brilliant value for money, was very comfortable and perfect for a family stay. We loved the feel of the place from the friendly welcome to the quirky, interesting details in the style of the place. Our love of the place was cemented when we sat down for breakfast in the coffee lounge - espresso coffee, pancakes with bacon and maple syrup and the Living Room full breakfast to name but a few of the treats awaiting you every morning! We will have to go back at least 12 times to have each of the menu choices for breakfast! I cannot recommend this fab place highly enough - discover it for yourself! Also, as if that isnt enough, the location is great for the beach, shopping and a convenient distance of Bournemouth town center.

Large friendly B&B with boutique-like hotel atmosphere. £45 for single use of twin en-suite on second floor. Hard to fault. Gave the impression of being newly refurbished and very clean and comfortable. Only minor point was that room was a bit chilly in the morning during a very cold spell and hot water took some time to come through but this is nit-picking. Parking is a little tight in this part of Bournemouth. Best poached eggs and bacon for some time, far superior to standard hotel fare. Excellent value at this price.

I arrived at the Living room to be greeted by Andy, he was very welcoming and offered to carry my case to the room. The room itself was very clean and nicely decorated, the walk in shower had a beautiful waterfall type head. The bed was very comfortable indeed and I had a great sleep. The location is just outside the local town centre so it was quiet, I walked into town and enjoyed a fantadstic meal at the Greek Taverna. Breakfast was also of very high quality and the choice was good, I chose poached eggs with grilled bacon on brown toast, there was also cerials and porridge on offer, I had the home made granola as well which was the best I have ever tasted. There was ample off road parking. I am looking for excuses to go back to Bournmouth so I can stay again.

Please note: This is a review for the coffee lounge NOT the B&B.

The Living Room is a B&B in Alum Chine, but their dining room is open to non-residents for coffee, brunch, lunch and cakes.

I visited twice this weekend and thought it was lovely!

The owners have tried hard to make the coffee lounge look like a real living room - complete with a piano, chandeliers, settees and armchairs as well as wooden tables and chairs. The room is light and airy and there are also tables outside, although I wasn't quite brave enough for that in February.

I found it cosy and chilled out - perfect for meeting up with friends. The service is efficient and personable, the coffee is good and the food is great. I had a 'doorstop' of a ham hock sandwich on Saturday, and pulled pork in homemade barbecue sauce on Sunday - both dishes were delicious. My friends also enjoyed their food.

It's located very close to Alum Chine, so after a short walk or drive you can be down on the beach in no time to walk off your lunch!

Recommended.

We stayed in the twin room here in mid-November. The room was a good size with comfortable beds. The bathroom was huge with a really nice shower. Breakfast was great, everyone was super friendly. Great location with easy parking.

Spent one night at this wonderful B&B. Hosts couldn't have been more welcoming and friendly. This is a lovely property and our room was spacious, spotlessly clean and comfortable. The shower room was quite small with just the shower and loo while the handbasin was in the room itself - this doesn't bother me but may be an issue for some. The real highlight of this B&B is breakfast which is served in the great dining area which makes for a great start to the day with the best breakfast selection I think I have ever been offered anywhere. If you don't find something you like, you are impossible to please! The portions were generous and the cooked dishes well presented. There is a good range of cereals and fruit juices - try the homemade granola it is absolutely delicious. My partner had the ham hock which he thoroughly enjoyed. I would not hesitate in recommending this B&B to anyone staying in the area.
