“A Disappointment”

After visiting several of the excellent B&Bs mentioned in Sawdays Special Places in Devon,over the last couple of years, we were looking forward to Beach House in Topsham. What a disappointment! Our large double room certainly had an old fashioned bathroom- meaning no shower or toilet-though a urine sample bottle had thoughtfully been left in the cupboard. Apparently we were the first to mention the lack of a shower although another guest also bemoaned the fact at breakfast. It is at least 60yrs since I had my hair washed in the bath. Retro is the fashion of the moment but at £90 per night this is a step too far. We had advised time of arrival as requested but on a cold and very wet evening still needed to adjust the heating to warm the room. My request for porridge next morning was met with lukewarm enthusiasm even with more than 12 hours notice. There was no TV or radio. Certainly some guests may prefer the stunning view but a choice would have been nice. The bed was very comfortable although the 'antique white bedspread' was in fact from IKEA. We enjoy the B&B experience, are not demanding guests and do not expect hotel standards.Beach House is poor value for money and we left after the first night.

We've just stayed a couple of nights here for a young cousin's wedding (much recommend the Turf across the estuary on the Sea Dream), and had a lovely time.

The bigger room (of two available) is really outstanding and has a marvellous view over the Exe, including said Turf. Breakfast was good - grapefruit and the works - and the garden is delightful, including topiary, with more excellent views.

Ref the critical comments in this thread, the Colemans might seem a bit brisk at first but they're not at all; they've got lots of stories to tell (check out the one which lies behind a photo in the big room's loo - which is separate from the bedroom incidentally) and we all got on really well, including one of our sons who stayed in the twin room, which had an en suite bathroom (but without shower, like ours). The wifi is very efficient and fast and they\e all manner of plug-ins etc.

This must be one of the nicest houses you can stay in at Topsham without actually owning it!

We like staying in very old family houses. This one has an amazing view down the River Exe and even in winter the garden is fabulous. We were made to feel very welcome and while there is no shower, the bath had plenty of hot water and the bed in the very large double room was very comfortable. The room was almost as big as our London flat. Bed linen and towels were fresh and in good shape.

We didn't have the cooked breakfast as we were trying to lose weight after Christmas, but we did have some of the fresh local bread and were offered fruit salad and porridge.

We were worried that an old house like this would be cold, but the thick curtains and central heating meant we were warm. We were given access to the wireless internet and parking was easy in a dedicated area to the side of the house.

We would like to return in the summer.

Like some B&Bs, this is a large comfortable family home where the owners have decided to run a small business for part of the year. This is not a hotel - this is an opportunity to stay in a fabulous house, next to the river exe with a view all the way to the sea. The double room is particularly large in size and has the best views.

Of course you can be critical of anywhere that isn't a real hotel - but that isn't why we stay at Bed and Breakfast accomodation - we choose a B&B because it can be quirky and like staying at a friend's house, which i find more comfortable than a hotel.

Old houses like this have a lot of character and often have an unusal layout - so the double room we stayed in the first time we visited had an on suite bathroom, but a loo that was across the landing. The second time we stayed in the twin room which has a full ensuite bathroom.

We found the owners very welcome and focused on providing fresh local produce for breakfast. The bacon, eggs and mushrooms were excellent and the toast made from very fresh local bread. They also made some good recommendations on local restaurants - if you can, book La Petite Maison - but book two weeks ahead or more for a saturday night [--] - it is excellent.

We will continue to return to Beach House, because of its location, comfortable family home feel and because it is not a hotel.

After seeing the other review I felt duty bound to comment that the other traveller was not alone in the reception he received. This thoroughly marred our stay. We felt as if the people running the place really did not want vistors in their home and for some reason have had to. They may have welcomed the twin set and pearls brigade but my boyfriend and I obviously didn't hit their target market.
However, the house was in a stunning location in a beautiful village, we felt like we had stepped back in time in a good way (when we were out of the house) but in a 70's time warp regarding service and professionalism. It felt very much like a hobby which is no longer fun for the owner.
I see the other visitor's comments about complaints, I have to say, we wouldn't have dared but I hope this assists others in making an informed choice. If service and comfort are of no concern to you then stay here, if you want more than a stunning view, stay in a tent by the river.
PS Don't bother with the breakfast, the whole experience was depressing, go to one of the charming cafes and restaurants nearby, I bet they wouldn't reduce the tariff though!

Found this B&B in Alastair Sawday, Special Places to Stay.

The room was large and pleasant. The room was freezing! The bathroom tired and old fashioned, no shower. The bath towels were so old they were as hard as cardboard.

Breakfast was very poor.

When checking out I was forced to sign the guest book! I simply wrote 'nice house' which it is. When I complained in writing about the above faults the owner simply said that as I signed the guest book my complaints were invalid.
