I stayed in this B&B for 3 nights in August and afterwards I read the trip advisor reviews. To hear people complaining about asking to consider the environment when washing towels, and about the lists of rules, annoyed me and so I wanted to write a review myself. I think their expectations were unrealistic.
In short, this is a good B&B and in a great location. It's got all the basics that you'll want and so (depending upon the room you are in) I have reviewed it as average. Annoyingly TripAdvisor doesn't have a 'good' rating.
To manage expectations, it is worth stating that this is not a boutique hotel, it is nicely, but not expensively decorated (but again this is room dependant) and it is large (10+ bedrooms). It is also in the region of £100 per night. Anyone not familar with St Ives could be expecting a hotel with a 4* star rating for that price, or a hotel service due to the number of rooms. The price is absolutely inline with all the other B&Bs in the St Ives area - a region which is more expensive than other parts of cornwall. (Incidently, the boutique hotel nearby charges close to £300 per night).
Some rooms include parking which could be up to £10 a day in St Ives, so worth considering this beforehand. Due to its location, you won't need a car once you get there so we were really grateful for that space and viewed it as a cost saving of £30.
Despite the room numbers, it is still ran as a B&B and so it is more than reasonable for the owners to serve breakfast at a particular time and that window to be pretty short. If you expect a B&B, you will not be at all disappointed.
The owners are friendly and helpful and also give you space and privacy, something which I value. I think they have the balance just right.
The location was really good - close to the train station (but there is no noise from it whatsoever), close to Porthminster beach and also close to the restaurants and shops of st Ives and the coastal path. St Ives is all hilly though so be prepared to walk up and down hill, a lot! It is not a unreasonable climb though.
